Hello everyone,
In our development plan, the location drawing roughly indicates the position of the house and garage. For better south/west orientation, we would prefer to place the garage on the right side of the house instead of on the left. Before commissioning a homebuilder, we would like to know if this is possible. The text section of the development plan does not specify any restrictions on this. Perhaps there are forum members with experience in such changes/deviations from the development plan (plot 78).
Development Plan / Restrictions
Plot size – 600 sqm (6,458 sq ft)
Slope – 1.8 m (5.9 ft) height difference over 30 m (98 ft)
Site coverage ratio – 0.35
Floor area ratio – 0.5
Building envelope, building line, and boundary – see development plan
Border development – permitted for garages
Number of parking spaces – double garage desired
Number of floors – 2
Roof type – pitched roof
Architectural style – urban villa
Orientation – see development plan
Maximum heights / limits – see development plan
Other specifications – none
Owners’ Requirements
Architectural style, roof type, building type – urban villa with pitched roof
Basement, number of floors – no basement
Number of occupants, age – 2
Space requirements on ground floor and upper floor – 70 sqm (753 sq ft), 70 sqm (753 sq ft)
Office: family use or home office? – guest room
Guests per year – once per month
Open or closed architecture – partially open
Conservative or modern design – modern
Open kitchen, kitchen island – yes
Number of dining seats – 6
Fireplace – no
Music/sound wall – no
Balcony, roof terrace – no
Garage, carport – 6 x 9 m (20 x 30 ft)
Utility garden, greenhouse – only hedge and lawn area
Others – no special wishes or requirements, no daily routine, happy to explain why certain features are or are not wanted – none
House Design
Who designed it:
- Planner from a construction company – own plan / prefab house provider
- Architect – not yet appointed
- Do-it-yourself – no
What do you particularly like? Why? – passage from house to garage
What do you not like? Why? –
Price estimate according to architect/planner: open
Personal price limit for the house, including fittings: open
Preferred heating technology: district heating
If you have to give up on which details/extras
- can you do without: external venetian blinds (shutters)
- cannot do without: garage
Why is the design the way it is now? For example:
Standard design from the planner? Partly
Which wishes were implemented by the architect? Yes
A mixture of many examples from various magazines? Yes
What makes it particularly good or bad in your eyes? – tailored to our needs

This is how we would like it. Unfortunately, I could only draw a hip roof in the program, but it is supposed to be a hipped roof. We can manage to rethink a hip roof into a hipped roof. However, for thorough design feedback — which you could definitely get here — the image resolution is unfortunately not sufficient. Please consider my warning about submitting such a self-designed plan to the processing phase of a construction company: there you will not receive any quality improvements to your design (unless it contains elements that would prevent approval). Additionally, you can find a section here with construction company reviews and recommendations for suitable builders in almost every region.
I like the overall size and simplicity of the building form. Your requirements profile also suggests that construction companies probably have similar designs as catalog houses ready to go, which I always recommend considering.

We would like to know before commissioning a house construction company whether this is possible. There are no specifications about this in the text part of the development plan. Of course, freely and free of charge… here it is:
Without children, I would also plan without a children’s room… possibly a multipurpose room or similar.

Personal budget limit for the house, including fittings: open The price limit is interesting here. On the one hand, a double garage including a workshop is planned in considerable size. That also costs, and not a little. It should be possible on the border.
On the other hand, there is a slope. And the slope determines the house.
I won’t comment on the design. The orientation is understandable without knowledge of the slope… the utility room is much too small with two doors and one window. The house lacks storage space within the thermal envelope. With 7 sqm (75 sq ft), I also don’t see a buffer area from garage to house… or you have to crawl over the washing machine and laundry. Be that as it may… it is only a rough thought.

hanghaus202327 Jun 2023 13:56@ypg The development plan indicates a possible building orientation, but this is not mandatory. This can also be clearly seen on Google Maps. Some houses have even been rotated away from the specified ridge direction, and garages have been built in different locations as well.
