ᐅ Building a Pool at the Same Time as the House - Your Opinions?

Dear community,
Since December 2020, we have been planning our house and reached an agreement with a provider in April. See:
https://www.hausbau-forum.de/threads/erste-grundrissplanung-auf-karopapier-hang-keller-2-geschosse.37567/
During the planning, the topic of a pool was always in the back of our minds and was discussed several times. Our initial feeling was "let’s build it right away," which over weeks and months shifted to "preparation now and realization later" for the time being. Now our direction is changing again, and we are researching construction and maintenance costs. Since it is difficult to assess the reliability of the various sources, or they do not align with our idea, we would very much appreciate feedback from the community here.
We are looking at a pool size of 8 x 4 meters (26 x 13 feet) without a counter-current system but with an electric cover. We are not entirely sure about pool heating. The technical room is located in the basement near where the pool will be installed.
We keep telling ourselves that building the pool now would be much cheaper because pool and house work could run in parallel, creating synergy effects (economic and legal aspects included 😉 ) regarding earthworks, foundation, crane use, and technology.
Our questions are:
1. In general: What do you consider to be the best type of pool for our project? We know the pros and cons of various types but cannot come to a final conclusion.
2. How much would you estimate the pure construction costs of your “preferred option” under the above conditions?
3. How large do you estimate the price difference between “building now” and “doing it in xx years” to be?
Thank you. 🙂

Costruttrice24 May 2021 09:42@majuhenema It can certainly be done more cost-effectively! Although our quotes were all roughly in the same range, the cover was always a major cost driver, so there are probably other options.
And then it depends on the manufacturer.
For example, French pool manufacturers are said to be significantly cheaper overall, but I don’t know by how much; the pools shown were not an option for us.
We also requested a quote for a natural swimming pond as an alternative, but that would have been even more expensive and requires significantly more maintenance in use, so we ruled that out.

JuliaMünchen24 May 2021 14:41I would definitely recommend getting quotes, but make sure to ask about realistic additional costs for excavation and drainage. Riviera pools are very beautiful but also top-of-the-line. You can certainly save on the cover—a motorized roller shutter cover that floats on the water alone costs 14,000€ (about $15,000). I also later noticed that some landscapers offer fiberglass pools from various manufacturers or handle excavation, concrete work, and then install a liner. I don’t have experience with that, but it might be cheaper than going with a company that specializes solely in pools and targets that specific market.

Hausbauer474724 May 2021 18:53I consider 40,000 euros to be challenging for that size. That might cover just the pool itself, but probably not if you want an electric cover. An electric cover definitely makes sense because it helps maintain the pool temperature better and keeps dirt and children out. When children are involved, I would always prefer a hard glass cover rather than just a roll-up cover. We have experience with pools, and I didn’t find the ongoing costs to be excessive. However, an investment of around 60,000 euros without any DIY work, based on the mentioned specs, is quite substantial.

I think we will try to get two to three quotes, compare them, and see what is financially possible during our financing discussion. For example, I definitely don’t want to do without a reasonable and secure coverage.
It would be really great if it works out, but it won’t be the end of the world if it doesn’t.

I’m also considering planning a mini pool (more like a small plunge pool for relaxing). The view from that spot is wonderful, and the garden is definitely large enough, so the conditions are ideal. Once the house is built, heavy machinery would only be able to access the garden via detours.
The desired size would be 3m x 2m x 1m (LxWxD) (10ft x 6.5ft x 3.3ft). Why so small? I don’t need it for swimming since there is a lake nearby. It’s really just for sitting and relaxing, with up to 6 people. A small pool is easier to clean and heat. I’m planning to install a heat pump anyway, and I think it could be used effectively for heating it during the summer.
I’m still unsure about the material. I thought the simplest approach would be to excavate and pour concrete for the pool during the shell construction phase. Inside, tiles—possibly greenish-blue mosaic tiles—would work well. I find that the most attractive option.
What do you think about the idea in general? I would expect costs of around 20,000, but I currently have no idea what kind of pipes, pumps, etc., are needed. For a pool this small, a manual cover would probably be sufficient, I think.
