Hello everyone,

We have received a plot of land with a small transformer station located at one corner. We have considered various options but haven’t been able to decide on anything yet. This is our first build, so perhaps others might see possibilities or ideas we haven’t thought of.

Very flat, about 1m (3.3 feet) difference across the entire site.
Road is the highest point, then gently slopes down by -1m (-3.3 feet)

Currently surrounded by an earth berm that the utility company temporarily placed on our land for renovation – it will be removed.

Client Requirements
Style, roof form, building type
We are quite unsure. A modern townhouse would be great; I like spacious, bright rooms. Flat roofs are less preferred due to waterproofing concerns. Our plan: a single-family home, possibly with two dwelling units for future renting or an immediate granny flat for a home office.

Basement, floors
1 basement planned for hobbies and home office; 2 full floors possible at a max. height of 6.00m (20 feet)?

Number of occupants, ages
4 people (possibly 5 if we’re lucky), 2 adults around 40 years old, 2 children aged 2 and 5 years

Room requirements on ground floor and upper floor
Ground floor: open living room combined with dining area + kitchen + home office or alternative bedroom for older age.
Shower on ground floor.
Office: dedicated home office space, real workspace usage.

Number of guest stays per year
About 5–6

Open or closed architecture
Preferably open, lots of light, I like floor-to-ceiling windows. Still looking for inspiration, ideas from what is common today and what we might be missing.

Modern construction, white bright rooms, lots of natural light, sun, rather bold, extraordinary.
So far, we might be a bit conventional.

Real kitchen, my wife cooks and bakes, with an island and breakfast bar for quick meals or takeaway pizza.

Number of dining seats
6 for daily use, 10 for parties.

Fireplace
Yes, integrated would be sufficient.

Music/Stereo wall
No specific plans at the moment.

Balcony, roof terrace
Balcony planned facing south, intended to serve as sun protection.

Garage, carport
Double garage at least 6x6m (20x20 feet) or larger to accommodate bicycles and children’s toys.
How would you position the garage? I’m not fully satisfied. A large garage would be nice, maybe even 8m length (26 feet) for a caravan? Though probably too big to fit.

Lawn/garden for playing football and children to run around.

What do you like most? Why?
Practical layout with smooth transition to the outdoors from the living room, open roof, exposed beams would be nice but complicated and expensive due to double-layer construction.

What do you dislike? Why?
South elevation top, balcony design, window depths, and arrangement – we are unsure. It lacks some flair in the layout.

We welcome ideas or suggestions – do you see things or approaches that we don’t, new perspectives or things we might have completely
forgotten or overestimated?

What implementation ideas do you have that we haven’t considered to optimize the plot use? Ideas for the house to inspire or ground us welcome. First build.

Hello ant11! What almost philosophical sentences. Amazing. Yes, you’re partly right—at least you understood my state of mind 🙂 So, it will be a timber frame house with wood fiber insulation. The long planning phase is because we didn’t want to start during the pandemic, then nothing was available afterward, followed by the war, and then goodbye KFW program 🙂

Oh, and work has been crazy for me these last two years—it really is true that I thought we’d just build when things returned to normal.

The builder is a local medium-sized company and is fine. Because of the transformer station issue, we have a Gordian knot over where to put the garage, how much garden space will remain, and where it makes sense to move the kitchen. Obviously, it’s not simple for us.

So ideas are always welcome 🙂 I agree about the professional architect—not an issue because of costs or anything, but we simply had the local builder in mind. He does solid work, but I still feel it lacks a bit of flair or something that makes me say, “Yeah, that’s cool.” The spatial Tetris doesn’t improve because of that either 😉

I’m open to all suggestions 🙂

we haven’t been consistently working on it all the time. In what way do you mean getting sidetracked?

Hello Mister X, yes, good estimate. Unfortunately, there’s nothing we can do about it, and at the time it seemed better to wait until Corona was over or the world returned to normal. I honestly never thought the world would change this much. It’s quite incredible. Luckily, we can still manage it financially.

Hello gängerTrauf, I’m not only a bit right as a philosopher, but also a practical midwife for dreams of home ownership—so you can have plenty of suggestions, as well as some “massages” to untangle Gordian knots ;-)
There is not just one local medium-sized provider. If the “Eureka” moment doesn’t happen, you can and should keep looking (which I now also do professionally at the urging of my readers). Especially in the timber construction sector, many “younger” companies are still in development phases, which the original pioneers have long passed (meaning: they often repeat their mistakes). But whatever kind of provider would dare to have fun with wall construction at the typical caliber of masonry builders, you absolutely have to tell me about that (same on gmx de as here, you’ve probably read that already).

To position the house as far north as possible and also have the garage driveway on the north side, here is the following suggestion.

Now it would be possible to exclude either the garage or the house.

I quite liked the bay window on the ground floor, as in your first design.

Hi, greetings Hanghaus2023. We also came up with this idea at the end, or maybe just a garage and instead adding a carport 🙂
The bay window does have something special. We dropped it back then because our external dimensions increased and we prioritized the room at the front left with about 3.85 x 4.00m (12.6 x 13.1 ft) so that it could be used barrier-free in case something happens to one of us 🙂
