ᐅ Choosing a Plot – Which Plot Should We Choose?

We now need to choose a plot of land or we can specify five preferences.
Not so easy.
We actually want one of the single-family home plots (No. 1-7). We have already given it some thought. My favorite is plot No. 4 because it is a corner lot with only two immediate neighbors.
It also has a south-facing garden and, on the west side next to the house, when the evening sun shines, there is the option to build a small terrace or similar.
Is there anything I might have overlooked that is a disadvantage there or better on another plot?
At the moment, my five preferences would be:
1.) Plot No. 4
2.) Plot No. 5
3.) Plot No. 6
4.) Plot No. 7
5.) Plot No. 3

Duplex houses are also not my favorite. Have you noticed the difference in roof types (gable roof 45° ± 3°)?

Plot 4 would also be my favorite, followed by plot 3 because of the eastern-facing garden, then plots 5 and 6 (with the same orientation as 4 but more neighbors). My least favorite would be plot 7, which is directly across from the area reserved for community use (social purposes) next to the refugee accommodation. From plots 5 and 6, you overlook additional gardens (or their privacy fences). Plots 4 and 3 score points due to their proximity to already developed neighboring plots.

Wow. 350 m² (3,767 sq ft) for a detached single-family house. Lots 5 and 6 are about 16 m (52 feet) wide, for example. Subtracting 3 m (10 feet) from each side, you’re left with a building width of 10 m (33 feet). For me, only lot 4 would be an option since it has over 400 m² (4,306 sq ft) of land and also lets light in from the west. Lots 5, 6, and 7 only get light from the south.

...and that’s only if the house is 6 m (20 ft) high. It will probably be less, since the building will likely be a bit taller.

I actually see only plot 4 as an option – for the reasons mentioned. Also, you’re probably more flexible with the house design and positioning there because you have more comfortable setback areas towards the street.

What you should consider is that you have quite a bit of adjacent sidewalk to maintain and keep clear during winter. For me, though, that would be the lesser problem...
