ᐅ Selecting a Plot of Land – The Challenge of Choice

Hello everyone,

A new residential development is being opened up in our area.

The allocation will be done by lottery, and you can apply for up to three plots.

Which ones would you choose?

A small note: the plan is oriented to true north. A tram line runs along the west side of the development, and there are already buildings to the northeast. To the south, there is a nature reserve.

I look forward to seeing your selections.

According to the website, over 1,500 interested parties have registered so far *lol, with a success rate of about 35, you’re still doing pretty well.

By the way, I would definitely choose a unit connected to the local heating network, so only numbers 1 to 24. However, I can’t reconcile the plan with the photos on the website... there should be green space in a straight line from the roundabout, but you can’t see any of that in the photo... well, hmm.
So, if I only go by the plan, I would probably choose numbers 10, 14, and 17. Although... where is the daycare center supposed to be? Hmm.

Let me correct myself, the editing time for the post was up. In the meantime, I have seen where the development area in the photo is supposed to be.

I am sticking with 10, 14, and 17. Even if the daycare center is supposed to be next to 14.
That wouldn’t bother me much noise-wise for now, only the access road would be important so that the area doesn’t get choked with SUV drop-off traffic.

What does this number refer to: the development area with its six themed sections, all 100 developer-free plots in total, or the 32 plots shown in the plan?
A ratio of 47:1 would be quite extreme and would definitely lead to the strategy of including one of the three plots you apply for that is probably seen by many competitors as the "ugly duckling."
Plots with as few neighbors as possible, favorable location and layout, etc., are not suitable for this "Rumpelstiltskin joker" and are unlikely to be oversubscribed by less than 80:1.

"Without a district heating connection" can also mean "without an obligation to connect to district heating." That should be clarified, especially if you prefer a specific heating concept, as Her Majesty the original poster so eloquently puts it.

Dear Elephant,

Thank you for your detailed explanation.

No, unfortunately I cannot simply choose a plot of land, but must apply through a lottery system.

Since the price per square meter is the same everywhere, I will only apply for plots that appeal to me in terms of location and size, even considering a higher number of applicants.

The daycare center will be next to number 10, so number 14 is notably more attractive, among others.

Off Topic: After reviewing the development plan, I often find myself wondering why so many plots are offered for semi-detached houses, even though most homebuyers prefer detached single-family houses. Does anyone here know the reason for this? Is it possible to earn more money with two semi-detached units than with one detached single-family house?

When it comes to urban planning, you have to consider land use... it simply doesn’t work that every homeowner has a house on a huge plot.
And with small plots, a semi-detached house still leaves more garden space.
So, I find it reasonable.
PS My dream was also once a detached house in a park-like garden. If I imagine building such a house on our plot, with all the required distances... no, I’d rather have one half with a decent garden.
