ᐅ Choosing a Plot and House Orientation: Which One Would You Choose?

Good evening everyone,

We are choosing between four plots of land.

Which one would you choose? The options are 1, 2, 3, and 4.
How would you position the terrace, garden, and double garage?
We are unsure because most of the garden will face north, and a north-facing terrace doesn’t seem practical, right? Please help us 🙂
Which plot is best suited for creating a nice garden and terrace?

Plot 1: 852 sqm (9,168 sq ft), no need to build at an angle; the development plan only suggests one!
Plot 2: 761 sqm (8,190 sq ft), the garage would need to be built on the left, as there is only a small path on the southern part of the street (hatched area)
Plot 3: 742 sqm (7,987 sq ft)
Plot 4: 843 sqm (9,074 sq ft)

All plots are in a row. There is a power line to the north, so a setback from the northern boundary must be observed! The area to the north cannot be built on.

We still have the free choice but need to decide quickly.

Oh? Just before the beyond comes the Main River, and Bavaria is very close to the beyond? Is that so?

In the greater Nuremberg area, you also can't get more than two underground parking spaces for that price – although it's Franconia, which probably feels the same as southern Sweden [emoji6]

Franconia is not Bavaria. It has only been governed from Munich since Napoleon’s time.
There was once a mayor of Munich who wanted to become prime minister. He had to travel the borders because the region north of the Main River was unknown to him.

Almost like Hesse. Although this varies greatly here. In our area, the standard land value is 33 euros per square meter (around $3.70 per square foot), just a few kilometers away it is 120 euros per square meter (around $13.00 per square foot). Why this is the case is beyond my understanding.

I just wanted to tease you a little, purely for fun. I knew about Franconia and Bavaria, but I can’t say from memory exactly where the borders lie. Of course, a person from Schleswig-Holstein wouldn’t be expected to know that either. What surprises me is the astonishment here about the mentioned prices—if you think of Bavaria, there are large rural and quite remote areas, like the Rhön, Bavarian Forest, or regions near Passau. That’s where the real difference is, and the land is certainly much cheaper than between Starnberg and Ammersee.

Yes, but these prices really sound like they’re from Kaltenthal or Küblach or some other small village with no infrastructure besides a guesthouse, butcher, post office, and agency. I wouldn’t immediately think of the greater Aschaffenburg area in this context.

We actually have everything here. Only the word bathroom is missing before the place and the industry. Okay, public transport is also missing.
