Hello everyone,

My wife and I have found a potential plot of land for our single-family home.
I wanted to get your thoughts on it.

Would you have any concerns about the street being located to the south (30 km/h zone (about 20 mph), low traffic)? I’m thinking about the orientation of the terrace.
Apparently, the embankment and the slope will remain as shown in the photo.
Do you have any concerns about the driveway access to the potential garage, or the basement of the house?
Or are there any other issues you think we might not be aware of at the moment?

Thanks for your opinion.

No, I wouldn’t have any concerns, but everyone needs to decide that for themselves.
Personally, I would just place my terrace on the west side. But in this case, I wouldn’t have any issue with installing large panoramic windows facing the street/south—so a "bold departure from the standard" (terrace = mandatory large windows) 😉

A tip: when planning a new build in a bare development area, always keep in mind that neighbors are planning too. This means the view won’t stay the same: a beautiful outlook can quickly turn into a view of someone else’s carport.

I believe that when it comes to a plot of land, you need to look at it and say: "YES! This is the one, and no other!"
You want to build your house there. It’s a major investment, and it will be fixed there forever.
If you already have doubts about the orientation, maybe it’s not the right place after all.

Personally, I wouldn’t mind a north-facing orientation. That can be balanced out with smart architectural design.
What would bother me more is if the lot is very small and the neighbors are very close. Then you're constantly looking at each other’s barbecues. Not my thing.
