ᐅ Plot in a New Development Area – Which One to Choose?

Dear Building Forum,

In the attached development plan, nine possible available building plots are marked with a black arrow. For the following reasons, I would prefer to choose plot number 6:
  • Located far from both access roads
  • Only one road runs directly past the building plot

Are these considerations correct? What disadvantages would this plot have, especially compared to plot number 23 or 29?

That’s what I thought until yesterday. We were able to swim quite easily yesterday in OWL. In the “paved” neighborhoods, the situation looked very EXTREME.
Water always finds the easiest way... straight down, and you could clearly see that here. The street looked like a rushing river 😱 Good thing I don’t live there myself and my house wasn’t affected. But you really felt for the residents.

That’s why I would always try to get a higher plot of land and have a south-facing roof (for photovoltaic panels).
But that is just my personal opinion.

First of all, I would like to sincerely thank you for the many meaningful and helpful answers.

Today, I visited the site again and carefully looked at the available plots. The neighboring plots 5, 6, and 7 are already developed; below is a photo showing the entrance to the play street.

Based on my gut feeling, I still tend to prefer plot number 6 for the following reasons:
  • Only one street runs past the property
  • The play street is quite close
  • The neighboring house has a low garage directly on the boundary line (unlike plot 5)
  • Quieter location (less traffic noise) compared to plots 23/29
  • Plot 6 is situated higher than plots 23/29 (slight incline at the driveway)
I had not previously considered plot 3. At first glance, I see the larger frontage here as a disadvantage. I think it might be more difficult to create privacy compared to behind the house.

After reviewing the pictures, is plot 6 still a sensible choice?

What makes you say that?

In my opinion, on plot 23 you can achieve a wonderful southwest orientation of the house. Garage on the north side.

The white house in the picture would be the opposite house on plot no. 8. The garage there has already been completed.
