ᐅ Please share any tips for the floor plan.

Hello professionals,

We are now in the final stretch and hope to start building our little dream home soon. I would like to ask for some tips on room layout and possible changes. I am especially uncertain whether the living area will feel comfortable, inviting, and well-proportioned with the given dimensions. I have discussed this topic countless times with family and friends, but they’ve probably heard it enough by now. I tend to be indecisive and hope to receive some helpful advice here.

Additionally, we still need a small storage room on the upper floor. It should be located near the bedroom area since there is a lot of unused space there.

It’s fine as it is.

I would strongly recommend reconsidering the hallway and entrance area. How wide is the hallway on the ground floor?

Regarding the kitchen:
I suggest consulting a kitchen planner early on.

I have an appointment with the architect today. We will give it our all again, especially since the upper floor and the entrance seem to have been poorly planned.

What questions? How wide the hallway is?
I answered 1.20 m (4 feet).

Then I must be missing something. I don’t see that you already answered the question.

Personally, I find 1.20 m (4 feet) too narrow for a new build. You also need to subtract another 2 or 3 cm (about 1 inch) for the plaster.

Another question was regarding the bed niche for one child at the expense of the other child.

What else I notice:
The load-bearing walls are not aligned vertically. That can work, but it often ends up being more expensive.

Sorry, it seems I really didn’t answer the question, grrr, I’m a bit stressed, still taking care of a small 6-week-old baby.
The niche in the children’s room was a small compromise with my older son. He has to give up quite a bit because of the house project. So it should stay that way. The wall between the children’s rooms is thicker because we are building with Ytong, and in my opinion, it provides better sound insulation.
