Hello everyone,
I have designed a ground floor plan and would appreciate tips for the layout of the ground floor of a city villa measuring 10.1 x 10.1 m (33.1 x 33.1 ft).
I’m not happy with the open kitchen with the island.
Maybe place the island against the wall and add a unit with three tall cabinets for oven, refrigerator, and pantry?
Should I move the entire kitchen forward and relocate the guest toilet? Or use that space as a small room? Please consider the compass orientation. Should one or two small windows be added in the living area (sofa)?

Please show me what you mean.
What is probably meant:
From the street view, make your house wider but slightly less deep (resulting in a larger backyard).
The rectangular shape creates a longitudinal axis oriented north-south, if this is a requirement of the building permit / planning permission (?).

Typo: East-West direction as indicated by the arrowOkay, do you have an excerpt from the zoning plan or can you quote the part about the east-west axis?
Positioning of Buildings (§ 9 para. 1 no. 2 Building Code)
In general residential areas, the longitudinal axis of the main buildings should primarily be oriented in an east-west direction, in accordance with the layout plans for the respective neighborhoods. Deviations from this orientation of up to 20 degrees are permitted if they allow for more efficient use of solar energy.

This would be a question for the experts:
Is the building’s longitudinal axis determined by its external dimensions?
Or is it defined by the ridge direction?
If the latter applies, then a gable roof with an east-west ridge direction might be possible, even if the house’s east-west dimension is smaller than its north-south dimension....

Please show me what you mean. I was just about to say the same.

Or by the ridge direction? One would expect it to be specified in the written part.

One would expect a provision in the textual part.Is there no universally accepted definition for the term longitudinal orientation if no provision is specified in the textual part?
