Attached is our floor plan. What do you think of it, and what are its drawbacks?

Show kitchen, because you stand right in the middle of the room with your kitchen island!

Yes, kids notice that! At the latest when they become teenagers.

No, I’m the cook 🙂 Of course, we also have upper cabinets where the usual items are stored, but the pantry and boxes are kept in the basement. The vacuum cleaner is also stored in a kitchen cabinet...

And my living room is also large, definitely not a 3m (10 feet) narrow space. But it has an L-shape, and the TV area is located in the shorter part of the L.

It’s not just about the possibility of renting out the property. There is so much more to consider. What will you do when you’re older and can’t manage stairs anymore (since the bathroom and bedroom are always on the first floor)? Or what if—hopefully never—you or your partner end up in a wheelchair due to an accident, etc.? What if your children have a disability, and so on? You need to have the option in a house like this to be able to respond to all eventualities—living barrier-free on the ground floor...

My only advice is: don’t think short-term!

I wouldn’t like the living room layout as it is... in my opinion, it’s way too open!

An open kitchen is nice and all, but I think some kind of visual separation is important. For example, an L-shaped design so you don’t have a direct view of the kitchen countertop from the armchair in front of the TV.

But of course, that’s a matter of personal taste. I would recommend checking it out in real life—show homes, for example—if you haven’t already.

Regarding the TV corner, the TV would be too far away for me if the sofa is placed as shown... that’s about 4 to 5 meters (13 to 16 feet) of distance. At that range, you’d want at least a 60-inch screen.

I would also separate the kitchen a bit. Imagine you have your relatives over for a meal and things are really busy in the kitchen. Lots of stress, stuff scattered everywhere (used pots piling up), and people quickly tasting food with their fingers. Nobody really wants to see that...

In our home, everything always ends up in the kitchen when guests arrive. Watching pots and sneaking tastes 🙂

Stairlift? Elevator?

That’s probably about as expensive as completely remodeling the ground floor...
With a house like this, you have to be able to adapt to any situation – living barrier-free on the ground floor...

Actually, no... I’d rather design my house for practical use NOW and then build/buy/rent a more suitable single-story home when I’m older.

Otherwise, you’re limited to 70–80m² (750–860 sq ft) on the ground floor while the upper floor remains unused?
