Hello everyone,
We are planning to build a single-family house soon. Our building plot measures 15.4 x 45 meters (51 x 148 feet) in area.
We want the house to be a townhouse-style villa with dimensions of 9 x 11 meters (30 x 36 feet).
The idea is to use the full width of the plot (15.4 meters / 51 feet) by building a single garage on both the left and right sides of the house, right up to the property boundaries. Ideally, each garage would then be about 3 meters (10 feet) wide.
Are these dimensions too narrow for comfortable entry and exit from a car? And for unloading groceries?
Thanks for your reply.
Regards

Painkiller4 Oct 2016 06:43Try finding a mid-terrace house with almost 700m² (8450 sq ft) of land 😉
3m (10 ft) is not exactly generous, and you can only exit on one side, but if you look around, it seems to work for many...

@TK1804 .. please upload the site plan showing the building boundaries, so we can work with ideas like the ones tomtom79 sketched. That way, the plot can be nicely zoned, but you’ll need the north direction and so on.
By the way, I think a "townhouse" with garages on both sides looks like an elephant – a head with two big ears 😉 😉

...Obviously, 3 meters (10 feet) is enough, although it’s not exactly comfortable.
But honestly, a narrow 15-meter (50 feet) plot requires, in my opinion, more customized planning than a standard detached house with garages on both sides.
It might be possible to place the garages in front of the building, which has the advantage of allowing you to walk around the house.
However, this depends on the location and the local building permit/planning permission regulations, and how you arrange things.

In our area, building two garages is not allowed at all. I also don’t find it visually appealing to have a garage attached directly to both sides of a house. How would that work with the windows on the ground floor? Obviously, it’s possible with terraced houses, but those are usually much narrower.
Best regards,
Sabine

One option might be to place the garages in front of the building, which has the advantage that you can still walk around the house.
However, this depends on the location and development plan, and what is allowed.
RegardsOf course, with such conditions you can’t use a standard off-the-shelf plan, but the original poster has been quite reserved with information.
For example, I could imagine partially integrating the garage into the main building, but then again, the existing budget, site plan, and so on are missing.
Not only do you need two garages, but also two driveways, two gates with openers, electrical installations twice over…

two gates with motors, double the electrical work...That’s not necessary.
An attached garage integrated into the house indeed costs significantly more than a standard precast concrete garage.
