Hello everyone,

After much consideration about whether to include a granny flat / basement apartment, we have decided not to plan one.

Who wants to build and how?
Number of people: 2 adults + 1 child
Plot size: approx. 1200 sqm (22 m (72 feet) wide)
Development plan / zoning: yes (already taken into account in the planning)
Location: NRW (Ruhr area)
House cost: approx. €440,000

What is important to us?
Lots of natural light, stove, gallery, stove, lots of technology

What are the technical requirements?
KfW 55 energy standard house, basement with living space and wellness area,
air-to-water heat pump, photovoltaic system + battery storage, KNX home automation, double garage (with storage room), central controlled residential ventilation

What are the requirements for the floors?
Basement:
• Technical room (heating, electrical, server)
• Utility room
• Guest room
• Shower bathroom
• Sauna / fitness area
Ground floor:
• Guest toilet
• Office
• Separate wardrobe
• Living / dining room (gallery)
• Stove kitchen
• Storage room
First floor:
• 2 separate areas (divided by the corridor)
• Master bedroom
• Walk-in closet
• Bathroom with tub and shower
• Child’s bedroom
• Shower bathroom
• Playroom
• Storage room

Dimensions and site plan would be helpful.

I don’t really like it...
- No layout concept for the basement
- The cloakroom can be used by no more than one person at a time, and that person can’t be bulky
- The kitchen layout is adventurous to say the least... 3 meters (10 feet) between stove and sink?!
- Living room faces a wall (little interaction with the open kitchen or outside)
- Windows are often placed in a way that makes furnishing difficult (e.g., dressing room)
- What is the purpose of that storage room in the upper floor hallway?
- What view does the balcony offer?

Is the price of 440,000 euros excluding additional construction costs?

Please invest the money in a good architect / find a good planner... with this space, much more can be done than this—it all seems very random.

Hmm ... the site plan, north arrow, and external dimensions are missing.

If, as suggested, the garage is positioned like that, the entrance will be dark.

The cloakroom ... hmm, it’s a narrow space where searching for things won’t be enjoyable. It would be better to remove the wall and install a nice built-in wardrobe.

Kitchen ... this can’t be serious, right? There’s a bottleneck between the table and the kitchen passage.

Office, does it really need to be that huge?

Pantry and storage room on the ground floor—unfortunately, the basement is not properly labeled—but I think these spaces are seriously oversized and awkward to furnish and use due to window placement.

Dressing room, there isn’t enough space for many wardrobes, and movement inside would be restricted.

Bathroom on the upper floor: shower right at the entrance ... the overall impression is not spacious at all. Considering how much space is wasted elsewhere in the house. The children’s bathroom is similar ... narrow entrance because of the shower.

This could be designed much better given the size of the house.

Site plan, north arrow, and exterior dimensions are included in my drawing, but unfortunately I couldn’t show them since that would reveal details I don’t want to share yet. Still, thanks for the tip—this would definitely make things easier.

The exterior dimensions of the house are 12.60 x 10.80 meters (41.3 x 35.4 feet)

Basement:
The layout for the basement is not finalized yet, or rather, the entire right half is already decided. Basement room 7 = wellness area / rooms 6 + 5 = bathroom / room 4 = guest bedroom

Wardrobe:
Yes, we will make some changes to the wardrobe. Thanks for the suggestion!

Office:
Yes, the office is intended to be comfortable and spacious.

Kitchen:
The appliances and cabinets are only placeholders.

Storage room upstairs:
Storage space for vacuum cleaner and other items.

Balcony:
View of the garden and the neighbor :-)

Dressing room:
We can fit 2 sets of 3-meter (10 feet) PAX wardrobes there as an example.

Bathroom:
Yes, it needs to be redesigned.

Do as you please... my house won’t like it; there seems to be plenty of money anyway, so all is good.

I'll keep it brief, as I also lack the exact measurements.
Firstly, the guest bathroom is too small, and secondly, the distance to the main toilet is too long.
Overall, I find the layout somewhat unconsidered: a small door leading to a large open living area, the dining table is not aligned prominently with either the window arrangement or the door, the kitchen could work well with proper furnishing, but the door to the pantry is disruptive.
The office window area does not provide enough space for a built-in wardrobe, and the same applies to the walk-in closet.

For a large house, which naturally costs more than the Flair 113, I expect there to be no such problem areas. Every wall should offer enough space to accommodate the necessary elements for the room.
This refers to wall surfaces that could house entire wardrobes, or even a built-in wardrobe planned to a decent standard.
Upstairs, the storage room is completely out of place and detracts from the presence of the gallery.
