Hello everyone,

I’m new here and have already done some reading. Great information so far!

My wife and I want to build a house and have started researching online. Since there is a lot of information available, I’m hoping to get some tips here on how to approach the process and the typical steps involved.

Some details:
Equity: about 40,000 Euro
Building savings contracts: one for 20,000 Euro (30% saved) and one for 30,000 Euro (15% saved). So, neither is ready for allocation yet. We still need to clarify this with the building society advisor. Possible lump sum payments.
No plot of land yet. Plots with infrastructure are available for around 50,000 Euro.

What I know so far about costs:
- Notary fees
- Additional construction costs
- House construction
- Interior finishing
- Outdoor landscaping

What other costs should I expect? Especially those not directly related to the house itself? Is there a comprehensive overview of costs involved in building a house?

I am simply copying the data from Bauexperte’s website here. I find the overview very useful. There may be some regional differences, but it provides a good reference point.

1. Land

  • 5% property transfer tax - varies by municipality
  • possibly real estate agent fees, approx. 3.5% of the land price, varies by municipality
  • approx. 1.5% notary fees, calculated based on the land price
  • 3 entries in the land register (1. preliminary transfer notice, 2. transfer of ownership, 3. registration of the mortgage)

2. Financing

  • possibly advisory/closing fees for financing, approx. 1.5% of the total loan amount
  • approx. 0.25% commitment interest, based on the loan amount

3. Site preparation

  • approx. € 2,800 - € 3,200 for surveying services (qualified site plans / elevation survey / staking out / building survey)
  • soil analysis report, approx. € 1,200
  • provision of connections for construction water / construction power, approx. € 6 - € 8 rental per day for standpipe, approx. € 300 rental for construction power meter
  • fees (for house number, drainage approval, building permit), approx. € 1,000 - € 1,500, varies by municipality
  • fire/building owner liability insurance approx. € 80 - € 150 per year, depending on insurance company

4. Earthworks

  • removal of excess soil (normal ground conditions) for basement, approx. € 1,500
  • internal infrastructure (wastewater/stormwater pipes), approx. € 2,500 depending on pipe routing
  • inspection shafts, soakaway chambers or infiltration shafts, approx. € 1,900 - € 2,200
  • contingency for additional foundation costs approx. € 8,000

5. Utility connection costs

  • electricity/gas/water/telecommunications, connection to the sewer system, approx. € 8,000 - € 8,500, varies by municipality

6. Fees

  • inspection of drainage pipes, approx. € 150, varies by municipality
  • chimney sweep (inspection of chimney/gas system - note: fee applies twice), approx. € 200, varies by municipality
  • land registry office (transfer of surveyor’s data into the land registry map), approx. € 150, varies by municipality

Total approx.: € 35,000 - 40,000
