ᐅ Floor Plan Design / Initial Draft for Preliminary Feedback

Hello,
I would appreciate any feedback on these ideas. Much of it is not yet finalized because I am primarily looking for initial input.
The planned house will be built on a plot that slopes approximately 1 meter (3.3 feet) from north to south. However, the ground floor can only be 30 cm (12 inches) above street level. The house must have a 40° pitched roof. Two full stories are possible, but we are planning for 1.5 stories with a knee wall height of 1.50 meters (5 feet). Eventually, two adults and two children will live in the house. I have not yet planned the upper floor because, in my view, the ground floor is more complex; once that is finalized, I will work on the upper floor.
The current design is based on a 10 x 10 meter (33 x 33 feet) slab foundation. Wall thicknesses may add to this, or the rooms might be slightly smaller. The wall between the guest room and living room could possibly be moved along the yellow line. Likewise, the closet in the hallway might be relocated under the stairs. The red/gray areas in the images are placeholders for the fireplace.
I created everything on the computer since it allows me to try different variations more quickly.
I look forward to your feedback and plan to post the next steps here as well.

I want to correct my post #23. For the two-story house, I assumed a hip roof variant. According to my thorough reading, this should be cheaper than a gable roof...I cannot confirm that. We were able to build our house with a larger footprint after changing the roof from a hip roof to a gable roof.
With the hip roof, the footprint was 8.84 x 9.44 meters (29 x 31 feet), and with the gable roof, it is now 8.84 x 10.64 meters (29 x 35 feet) – at the same price.

LiquidSky6 Apr 2014 22:12@Wanderdüne: The development plan defines the building areas, and as long as I stick to them, the setback requirements shouldn’t be an issue. Unfortunately, we probably have to forget about any changes to the development plan. We would have liked to move the buildable area for the garage 3-4 m (10-13 feet) further back on the property. Our architect requested this from the responsible authority. However, the official was completely inflexible. No exceptions will be made unless construction is impossible due to site conditions, for example.

According to the development plan, we have to build a pitched roof anyway. Over the weekend, I gave some more thought to how we could shield the terrace somewhat while still staying within the 13 m (43 feet) gap of the buildable area, so we wouldn’t have to move further back on the lot. The idea will cost a few thousand more for the roof over the garage, but this way the garage doesn’t look like it’s just placed next to the house and also provides some shelter for the terrace. At the same time, we save some money on the utility room since the plumbing runs will be shorter. But take a look yourself (the roofs are missing in the 3D model, and the roof slope should run straight through) and feel free to give me your feedback.
