Is the $270,000 then the total budget, or will there be additional equity?
$270,000 minus $25,000 for the plot, minus $70,000 for the driveway, garden, connections, furnishings, inspections, and miscellaneous expenses.
That’s tight. You will definitely have to drop the basement, and timber frame construction won’t be possible either.

I’m afraid you will either need a larger budget or you should seriously reconsider your scale.

For a house size of 180 sqm (1937 sq ft), you are already looking at around €270,000 (likely more) – and that’s without additional construction costs, the building plot, and certainly without a double garage or landscaping.

Are you from the Rhine-Main area? Because 25,000 for a fully serviced plot of land in the Rhine-Main region sounds like a rumor to me.....

The plot originally had a price of just over €32,000 for 939 sqm (10,101 sq ft).

There is still nearly €25,000 outstanding on it.

We are starting with about €95,000 in equity and expect monthly repayments of €600-700, which is why the total price of around €270,000 was roughly suggested by the bank.

We have been thinking about how large it could approximately be.

Of course, 150 sq m (1,615 sq ft) is sufficient if the space is very well planned.

We also want to do some of the work ourselves if it is offered by the house provider.

If none of the floor plans impress you, you should consider choosing a construction company (preferably one that builds with solid materials due to the cost) that is straightforward to work with. This will save you money.

It might also be possible to add the detached garage to the property later. If so, you should be well within budget including additional construction-related costs 🙂
