Hello everyone,

we are still in the planning phase for our house and are currently considering a secondary apartment (about 50m² (540 sq ft)) in the attic.

Our plan is for the secondary apartment to be located in the attic and to be accessible separately via an external staircase.

I have already thought about things like coordinating the plumbing connections in the attic with those on the ground floor, but I’m sure there are many other factors to consider as well (supply lines, electrical circuits, subsidies, noise, etc.).

It would be great if anyone could share their experience regarding special considerations during the planning stage or later while living with a secondary apartment.

If a mechanical ventilation system with heat recovery is planned, it must be separately controllable.

An additional heat meter for the heating system.

Water and electricity meters.

And pay attention to sound insulation—I would be bothered by noise from neighbors walking above.

Minimum room height should be 2.4 m (7 ft 10 in).

A second KfW loan is possible.

For taxes, you can declare the apartment; we declared €100,000 (approx. $110,000), which included €50,000 (approx. $55,000) from KfW and an additional €50,000 (approx. $55,000) loan. Additionally, items like exterior landscaping apply, but only your share and your work as a caretaker.

We bought the kitchen and depreciate it, but there were some changes to this rule this year.

That’s what comes to mind quickly—for detailed advice, it’s best to consult a tax advisor.

Are you sure about that? Usually, people build a house to have some peace and quiet. Then someone stomps around above you and watches you sunbathe from their apartment, etc... That wouldn't be for me.

Parking spaces regulations vary here. In our case, up to 50 sq m (538 sq ft) requires one parking space, and over 50 sq m (538 sq ft) requires two parking spaces.

Still considering it at the moment. However, the rooms would already be there anyway (keyword KFW 55 for a second dwelling unit). The granny flat would be located on the opposite side of the main garden, both in terms of space and view, should we decide to rent it out. The entrance would also be separate.
