ᐅ Planned Extension! Is the Floor Plan Design Okay? Any Experiences?

Hello everyone,

We have purchased an old house (built in 1965) and are now planning an extension. The upper floor won’t be changed since we have already renovated it. That area will later be used only for (possible) children and our home office.

There is also a basement, including a utility room located there.

I have tried to visualize the current floor plan as accurately as possible and have created a first draft for our new extension and related changes.

We can build approximately 3 meters (10 feet) toward the street side and about 5 meters (16 feet) toward the neighbor. We want the entrance to be at the front. The old entrance can be used as a side entrance (access from the carport).

Our kitchen is currently large enough, but we want to add a backup kitchen with a hidden entrance through a cabinet door. From this room, there should also be access to the terrace via an exterior door.

In the dining area, we want to install a large sliding door to create a seamless connection with the terrace.

The staircase will remain, as we like it very much, and we only use this area for access to the upper floor and basement.

Additional questions:

1. Is the walk-in closet too narrow?
2. Bathroom with a T-shaped layout, or do you have alternative suggestions?
3. Anything else unsuitable or unnecessary?
4. Further comments? I am looking forward to your experiences.

I don’t understand! As you can see, I am an absolute beginner! The current state is attached in the first post. The desired state is too. And the current outlines of the house are marked in green, so everything else is an extension!

Who is actually planning this extension: no one, and then a general contractor’s draftsman just copies it for your building permit / planning permission application?

Sorry for thinking ahead! Of course, I will hire an architect, but I’m allowed to plan the general direction beforehand, right?

Of course, you are allowed to draw plans as an amateur, but apparently, that is not your strength (at least based on the part of your attempts I am familiar with). It’s better to consult an architect soon (note: one architect, not several!). If you go to a builder and they assign one of their draftsmen, you will pay a high price for a frustrating result.

At least there is an overlap visible that appears to be the same. You could line it up based on the staircase. So, even a layperson should be able to distinguish between the current state and the planned state when asking for help. I’m often happy to assist with floor plans, but the original poster must provide the information, not someone who has never been inside the house.

No, we have already made quite a few changes on the ground floor. That’s why 11ant’s floor plan is incorrect! We are already living in the house and want to build an extension soon!

I’m happy to provide the information, after all, I want your expert advice! I just don’t always know exactly what I need to provide.
