ᐅ Redesigning the Floor Plan of a Penthouse Apartment

Hello everyone,

We have the opportunity to purchase a penthouse apartment of nearly 100 sqm (1,076 sq ft).
Currently, the developer’s documents are submitted to the authorities, so we are still at a very early stage.
Completion is planned for 2024.

We deliberately do not want a large apartment, so the living area (excluding the terrace) suits us perfectly.
However, the layout is not quite what we would consider a large open-plan living and dining area.

Attached is the original floor plan (apartment old layout).

Additionally, we created one with a modified bathroom, relocated kitchen, and pantry/storage room as a new design (apartment new), as well as our deluxe version, which includes a guest toilet next to the bedroom (apartment new including guest toilet).
Whether this deluxe version can be implemented (in terms of water supply and drainage) I cannot say yet.
In our first redesign, the plumbing would remain in the same locations.

Is this even feasible? How about the load-bearing walls?

Hello,

Actually, having a home office in the bedroom is not feasible, as the wall was deliberately left intact. Besides work, I also spend evenings gaming on the PC.

My wife wants to be able to watch TV undisturbed or have visitors over. Therefore, a proper separation should remain.

Having the bathroom door opening into the living room was probably my mistake. It could also stay as originally planned for the guest WC, opening towards the south side or hallway.

We like to have a large couch, which is why we were considering making the room bigger. The guest WC can definitely be omitted.

Maybe like this then? Although the resale value will probably decrease somewhat.

Hey, thanks for the suggestion.
If the northern wall of the gaming room can be moved upwards, that could be an option. Currently, it’s about 3 m² (32 sq ft)... not even enough space for a small desk :-(
My intention to modify the floor plans was discussed with the architect this morning. Let’s see what feedback we get.
I’ll get back to you with more information.

Good morning,

Thank you very much for your effort. Have you already taken possible service shafts into account here?

That would actually be an even better alternative; the dining and living areas could still be swapped.

I’m curious to see what alternative the architect comes back with 🙂
