Hello everyone,
I have already read similar threads on this topic, but many people were looking for something specific (3D visualization, multi-level objects, etc.).
My wife and I now have very clear ideas about how we want the floor plan of our new build to look. Since we apparently lack the ability to communicate our exact wishes precisely to potential general contractors, I would like to take the floor plan design into my own hands. I find SweetHome3D frustrating because, in my opinion, it is not intuitive and rather complicated to use. I just need simple software where I can quickly draw walls, measure the remaining square meters (square feet) of each enclosed room (no furniture, 3D visualization, or anything like that needed), and place windows and doors.
Can anyone help me (preferably with free software) or give recommendations?
Best regards!

I would assume that smaller general contractors are better. Small enough so that the contact person is not just a salesperson, but also a planner or site manager. With many general contractors, you simply have salespeople, regardless of their training, as the contact. In those cases, many things get overlooked.

Seriously, and not ironically: do you have any tips to prevent this? As a client, it’s impossible to avoid ending up with a general contractor’s “architect” who is a poor listener (especially not with their ears, but with what’s in between).

No, this does not generally refer to the people here who are called “architects” by prospective homeowners. Are you sure?
We only received offers, floor plans, and apart from ours, we only met salespeople. Never the floor plan drafter.
It was always just the draftsman/planner/architect who said...
Our consultant is really excellent and also gives us good advice regarding the floor plan, so I hope the architect from the same company is reliable as well.
By the way, I just remembered that these online design software programs don’t take wall thickness into account. So, the living area shown for each room isn’t entirely accurate. However, the professional software used by architects does include this. Keep that in mind when drawing a room!

Thanks for the great tip!

Thanks for the great tip!Yes, as a user of professional software, I’m impressed as well. You need to be careful with the walls: unfortunately, their thickness can’t be set beforehand, only afterward. Then the measurements don’t match anymore. Therefore, it’s always a good idea to leave slightly more space than needed to ensure you actually have 3 meters (10 feet) available later with plaster and so on, rather than ending up with 2.97 meters (9 feet 9 inches).
