What is the most important fundamental question about the floor plan summarized in 130 characters?
The floor plan is basically fixed, but for noise (street) and privacy reasons, we want to mirror the whole house so the garage, front door, bay window, house, and terrace are positioned from west to east.
Unfortunately, this has sparked many discussions because the plot was gifted to us by family whose house behind is slightly elevated (about 3m (10 ft), on the north side). They fear their house will no longer be visible from the south if we move the garage to within 2–3m (6.5–10 ft) of the western boundary. However, if we move it back 6–7m (20–23 ft) to where the current house corner is, there is about 80m² (860 sq ft) of "wasted space" between the boundary, street, driveway, and garage. Do you have any ideas on how to make use of this space or avoid it altogether without compromising the rest of the design?

Grantlhaua14 Feb 2019 09:04Thank goodness we’re starting construction right after winter... We actually made a last-minute change after marking out the house.
The garage and driveway (then 5.99m (20 feet)) will each be shortened by one meter to move the whole house further west. Simply because on the east side we were only 3m (10 feet) away from my parents’ driveway, and we didn’t want them to “steal the sandwich right off our plate on the terrace” when driving past :P

to give a final statement here.
So far, we are very satisfied, but I would do three small things differently:
- After the building authority rejected our planned house height, we lowered the house further into the ground. However, no one considered that we would no longer connect to the sewer as planned. Now it’s a bit complicated because we have to connect to a ring road.
- I would change the door to the main bathroom and its layout. It works as is, but it could be better.
- I should have shortened the garage by only 0.5 m (1.5 feet) instead of 1 m (3 feet). A 5.5 m (18 feet) garage length feels a bit too short.
That’s all. We also changed the windows on the north side from “standard” to narrow and wide (for example, in the living room to 2 m x 0.76 m (6.5 ft x 2.5 ft)) and that looks really good.
