While searching for an indoor parking space for our travel truck, we are now building a house with two residential units and a large garage.
Since the plot next to ours has not been sold for the past three years, probably due to its unfavorable shape, I got the idea at the end of January to build a hall there for our truck. After two phone calls, we agreed on the purchase price with the seller. A brief conversation with a friend who is an architect revealed that an ancillary building is only allowed together with a main building, which is a residential house. Then, after a short talk with my son, we decided to build a house with two residential units.

I quickly sketched a draft and roughly calculated the costs. In mid-February, we had a meeting with the bank. At the beginning of April, we had the notarization appointment, and on April 15, earthworks began.

We are now building a single-pitched roof house with two residential units and a large garage.

Here are a few pictures

The slab-on-ground will again be constructed using Jakodur Atlas insulation formwork.
Insulation thicknesses are at least 18 cm (7 inches) at the edges, 30 cm (12 inches) across the floor area, with 12 cm (5 inches) formwork.
The base is a sand leveling layer, followed by a separation layer, 30 cm (12 inches) of 16/32 mm gravel, another separation layer, and crushed stone.
The garage will have a conventional strip footing.

Hello,
I still owe you a few pictures.

Due to the final road construction and a vacation, there was a 6-week break.

The strip foundation, formwork, and insulation for the garage, as well as insulated formwork for the house and technical room, are now complete.
Underfloor heating and reinforcement have also been installed, and concrete is scheduled for Friday morning.
Pictures of this will follow as well.

Hello again,

I’ll share updates during the construction process about what we are doing. I will also try to provide an overview of the costs.

The planned construction costs including land, connections, and additional expenses are 320,000€ (approximately $340,000). At that time, the garage was still planned to be unheated.
My goal is to keep the total under 300,000€ (approximately $318,000).
Most of the work will be done as self-build. Earthworks, screed, timber frame construction, and possibly the windows will likely be contracted out.

Land including purchase-related costs 40,000€ (about $42,000)
Construction planning and application, KfW funding, energy-saving regulations 3,000€ (about $3,200)
Earthworks including labor 11,500€ (about $12,000)
XPS insulation formwork for the house 6,500€ (about $6,900)
Concrete foundation and formwork for garage 1,500€ (about $1,600)
Underfloor heating, distributor, and supply lines 1,500€ (about $1,600)
Rainwater and wastewater piping 800€ (about $850)
XPS insulation for garage
Reinforcing steel for ground slab for garage and house
47.5 m3 (62 yd3) concrete

What is the roof pitch of your single-sloped roof? And how is the roof constructed? It looks like a very low slope, which is roughly what I have in mind as well.
