While searching for an indoor parking space for our travel truck, we are now building a house with two residential units and a large garage.
Since the plot next to ours has not been sold for the past three years, probably due to its unfavorable shape, I got the idea at the end of January to build a hall there for our truck. After two phone calls, we agreed on the purchase price with the seller. A brief conversation with a friend who is an architect revealed that an ancillary building is only allowed together with a main building, which is a residential house. Then, after a short talk with my son, we decided to build a house with two residential units.

I quickly sketched a draft and roughly calculated the costs. In mid-February, we had a meeting with the bank. At the beginning of April, we had the notarization appointment, and on April 15, earthworks began.

We are now building a single-pitched roof house with two residential units and a large garage.

The vehicle weighs about twelve tons and requires a minimum clearance height of 3.8m (12.5 feet).
Even here in the countryside, the options are limited.

Therefore, we only have 6.99 m (23 ft) and 2.65 m (8 ft 8 in) in height with metal construction for our trips. That makes parking easier.

I would say you’re very lucky to be able to build the garage that size there. Elsewhere, you probably would have had to make the garage a bit smaller ^^

The height of the garage is a "problem" in Schleswig-Holstein, but now I know it’s in Lower Saxony, where nothing is exempt from permits starting at 30sqm (323sqft), regardless of height.
Height now only matters because of the setback requirement – even if you own the neighboring property. With the joint building encumbrance, the building authority aims to treat both properties as one legally – instead of a notional separation, a notional merger? Phew, interesting, with far-reaching consequences.

A setback building encumbrance – if that exists in Lower Saxony – would be a better option. You have a floor area ratio, which is not very large. Now your two properties will always be considered together, which is good at first.

However, if you do more on the existing property (parcel 30/155) in terms of surface sealing and someday need to sell a property, you might no longer be able to separate the properties because the floor area ratio could be unevenly distributed. That in turn leads to a significant loss in value – after all, each owner is dependent on how much surface sealing has already been done on the other parcel. First come, first served. I know, no one ever plans that – I just occasionally have cases like this in the office.

Hello Nadine,

Yes, it could be more readable. However, the restrictions and limitations are still within a reasonable range.
There is a similar garage one street over in the same residential area.
On both plots, we have/maximized the possible usable area, so an extension on the already built ground is no longer possible. However, we will reconsider both options.

The preparations for the foundation slab, sand, gravel, and crushed stone are also completed. The main pipelines as well as the sewage and stormwater systems have been connected to the manholes.
