ᐅ Plot for single-family home, preliminary design 170 m²

Hello everyone,

We plan to start building a single-family house next year and are currently brainstorming ideas for the floor plan. What do you think of our current concept?

We are planning for three children and no basement. Since the soil is very damp, we were advised against having a basement (which we actually agree with). Additionally, we are only allowed to build a single-story house.
We found it quite challenging to make the most of the narrow plot: the entrance needs to be at the end of the street, possibly resulting in an L-shaped layout. We also want to build relatively narrow to enlarge the garden. We visited many model home parks and suppliers but found few options that really fit our needs. Of course, we are open to all ideas and suggestions.

Ah, okay, it is indeed on the tile.

Good or bad – my plumber insisted that I build a podium detached from the floor and wall on the unfinished floor, because otherwise the components would be audible.

Our heat pump is placed on three concrete slabs, each 100 x 80 cm (39 x 31.5 inches), with a rubber mat between each slab. There is also a soundproof door leading to the basement.

The Flexo is really more like the noise of a humming refrigerator. You have to listen right at the door to hear it. In bed, of course, everything in the house is extremely quiet (the ventilation system on the ground floor is currently off at night because the controller still needs to be repaired), and I can hear my wife breathing. I also hear some humming from a distance – when I close the bedroom door, I don’t hear anything anymore.

And do you find the entrance area spacious enough?
How do you handle dirt in the guest bathroom?
Do you need to store a stroller in the entryway, or would you comfortably fit one there?

Hehe, there is currently only a shoe rack there. The space feels very welcoming because of the staircase opening in that direction (visitors have mentioned this as well).
I think it is big enough – we no longer have a stroller. A bit larger might be better though; I probably won’t know for sure until we find a proper solution for the wardrobe.
There is dirt and painter’s fleece everywhere unfortunately, as the contractors are still coming and going occasionally.
