Hello,

we are building a house with a basement, and it is a party wall construction. The problem is that one wall of the basement partly borders the neighbor’s basement and partly a wall with a foundation and soil underneath. In short, it is not possible to create a working space to apply the insulation.

Therefore, my question is: is there a technique where, after excavation, the perimeter insulation / bituminous coating is applied first and then the basement wall is constructed? The plan was to build the basement using formwork, not a precast basement.

I don’t understand the problem. You set up the basement formwork and place the XPS insulation inside. So where is the issue? This procedure is standard.

Normally, the XPS is applied from the outside to the finished basement wall, right?

Yes, you still see this quite often, but it is not a problem to place it in the formwork first and then pour the concrete.

I would be more concerned that the structural integrity of the neighboring house might be affected by the construction work.

Okay, and the black coating is then applied on the inside as well?

The wall was exposed on the neighbor’s side 2 years ago and remained as is; it should work again now ;-)
