Hello everyone,
I have a question and hope there is a general answer to it.

Today we have the first appointment with a construction company that would act as the general contractor for a possible project and works together with an architect.
If we ask them for a quote and the architect needs to create the initial floor plans, at what point would we receive an invoice?
The main concern is whether, if we request multiple quotes, we would end up receiving an invoice each time.

Is this a silly question? I hope not (:
Is the answer already available in another thread? If so, I would appreciate the link.

Thanks in advance!

"Normally," in house construction through a general contractor, the architectural costs are included in the total house price. However, there are other scenarios, for example with many prefab home providers or smaller builders, who have to purchase the architectural and structural engineering services separately.

Therefore, it is absolutely essential that you ask about the terms for architectural services at the beginning of your meeting today! There is no universally valid answer.

Okay, thank you very much.
The initial drafts are prepared free of charge. Next week, we have an appointment with the architect. I'm looking forward to it!

Best regards

At the initial meeting, no designs are created. It is an opportunity to get to know each other, and when discussing costs and house prices, wishes and ideas regarding the house and its features are gathered and roughly calculated based on a reference house.

It will be a GÜ, and the "plans" are variations of "Stadtschloss 200" and "Villenheimer 300"... depending on the plot of land – and if that’s really the case – you can completely forget about it; it will only result in nonsense anyway.

My advice: be careful! With our construction company, everything initially sounded very trustworthy. It was all non-binding, and in the end, I found the advisor so likeable that I chose the company he represented over another one, even though my gut feeling said otherwise and I would have definitely received better advice from the other company. Now I regret having chosen this company.
