ᐅ Passive House as a Logical Choice? Are There Any Counterarguments?

Hello everyone,

we are a family planning to build a house. So we have tried to gather as much information as possible. In the process, we have come across the passive house concept.

Do you know that feeling when you think you understand something and then wonder why everyone isn’t doing it that way? That’s exactly how we feel about the passive house right now. Are we missing something, or are there any arguments against building a passive house? I really can’t think of any.

Of course, it is somewhat more expensive, but if I recover the costs soon and then save money for life, I don’t understand, for example, why I would build a KfW 70 house instead...

So please either correct me or agree with me, but my conviction about the passive house feels a bit unsettling.

Passive house = meets the criteria for passive house certification.
Or is that too simplistic now?

If you now use Google with "passive house + certified passive house components," you will surely be able to explain to me why a 2% additional cost is more realistic than 40% ...

So, we are building the passive house without a heat pump, which already eliminates some costs that building experts use to reach the 40% figure. Additionally, we save the 10,000 to 15,000 euros for the heating system. The foundation slab will also be cheaper than in other passive houses, since we are not insulating it but instead using a crawl space and a warm floor ceiling (16,000 euros and a U-value of 0.11). Furthermore, we will create two residential units in the house, allowing us to receive 100,000 euros at 0.75% interest plus an additional 10,000 euros repayment bonus. By the way, these KfW loans can be repaid early at any time without fees. I would really be interested to know how anyone arrives at 40% more. I’m open to being convinced.

Maybe for better understanding – you have chosen an Energy Plus house. That is a great option and – provided all conditions are met, including price – apparently the right choice for you.

However, you are not building a genuine Passive House, where indeed no heating system is installed (and I have accounted for this in the additional cost), but which includes significant cost factors that together result in a 40% higher price.

Just some information:

...What many people don’t know: With KfW loans, special repayments are not always possible. Especially with the popular home ownership program (No. 124), the government development bank does not allow extra payments. Only early repayment of the loan in a single sum is permitted, but in this case, KfW charges a prepayment penalty. “The home ownership program is a pure KfW product and is not funded by the federal government, so the option for special repayments is excluded,” explains Sybille Bauernfeind from the KfW press office. The same disadvantage applies to program 159 (age-appropriate remodeling, flood damage repair).

@Mycraft: The 124 program can also be paid off early without any fees after the fixed interest period of 10 years. So, you are not stuck with 30 or 35 years.

There is always the option to get rid of it after 10, 20, or 30 years. With other programs, partial or full repayment without fees is sometimes possible even within the first 10 years.
