Hi, we are building a house in Baden-Württemberg where two parking spaces are planned. However, I would like to place a garden shed on one of them and fence it as part of the garden. Does anyone check this after construction? Or is having just one parking space enough in Baden-Württemberg?

What does the development plan say?

State Building Code for Baden-Württemberg (Landesbauordnung) as of March 5, 2010
§ 37 Parking spaces for motor vehicles and bicycles, garages

(1) When constructing residential buildings, at least one suitable parking space for motor vehicles must be provided per dwelling (required motor vehicle parking space).

There are also some restrictions and exceptions. Instead of parking spaces, garages are naturally also possible.

However, you need to check what your development plan requires. In our case, it is 1.5 parking spaces per housing unit. Also, make sure to verify whether you need to provide bicycle parking spaces.

The development plan requires 2 parking spaces, but who still checks that after the building inspection?

In theory, the development plan remains applicable even after the final inspection. Often, no one pays attention to this, but if you are unlucky, you might encounter someone who is very diligent.

Regardless, how many cars do you have and where do you park them? The parking space requirement is not arbitrary, and if your plot is so small that the garden shed has to be placed on the parking spot, it suggests that you likely live in an urban area where parking is already limited.

No, rural area, 300 m2 (3,230 sq ft) plot. The second car could already be parked nearby without much searching.

That’s a contradiction!
Follow the regulations. Parking spaces on your own property should not be undervalued.
