ᐅ Parking space in front of the house? Setback distance?

We are currently considering what we want; we have already agreed on the house and the plot. However, we are having difficulties with the parking spaces. The parking situation also depends on the positioning of the house.

The building setback from the street is 3 m (10 feet). We are now thinking about adding a simple carport or garage to the right side of the house (north), facing the street. The second car would then be parked lengthwise in front of the house. Is it allowed to pave the 3 m (10 feet) area between the house and the building setback line for parking? Would that be enough space for a small car (Corsa, Fiesta, etc.)?

Or do we need to consider whether it is possible to fit a double carport next to the house? This would reduce the size of the garden on the south side, which we would potentially like to avoid.

I’m doing that. Gravel will be laid on it. Pebbles. 2.50m (8 feet 2 inches) wide. There will be another 2.50m (8 feet 2 inches) remaining next to the house.

Paving can be counted towards the floor area ratio in different ways. Some regional building codes (or planning permissions) also require a 5m (16 feet) distance between the street and the carport, even if the house only requires a 3m (10 feet) setback.

I don’t understand the question of whether a Polofiestacorsa needs a 3m (10 feet) wide parking space.

It’s not meant to be a driveway, but a parking space parallel to the street on private land. If it’s not paved but only covered with gravel, it falls outside the floor area ratio. Karsten

You need to read the development plan if available. Sometimes, landscaping is required.

Whether a space can be used as a parking area also depends on how it can be accessed. Usually, there will be only one driveway. Then you have to consider ...

Yesterday, we spoke with a construction company, and their recommendation was not to do that but simply move the house further south and have two parking spaces on the north side. After seeing it, we also thought that was the better solution.
