ᐅ Painting work inside the house – costs, experiences?

Hello everyone,

The construction of our semi-detached house is progressing, so we are now focusing on the topic of interior painting. Our semi-detached house has about 140m² (1507 sq ft) of living space, of which all walls and ceilings, except for the utility room (8m² (86 sq ft)), are to be covered with painter’s fleece and then painted white. The plaster will be prepared to Q2 level by the general contractor. Unfortunately, we have little to no knowledge regarding the selection of materials (fleece and paint) and what exactly should be included in the scope of work.

We have already received a quote from our general contractor. It is as follows:
  • Covering flat rate €300
  • Mechanical sanding of a total of 700m² (7,535 sq ft) of ceiling and wall surfaces, filling of dents and holes, sanding, priming with deep primer €2,300
  • Installation of 600m² (6,458 sq ft) of smooth painter’s fleece 150 embedded in adhesive, joined edge to edge, surfaces painted with matte white Brillux Superluxx €8,000
  • Ceiling surfaces: pigmented white plaster primed and painted with Superluxx, without painter’s fleece €1,000
  • Supply of 500 linear meters (1,640 linear feet) of acrylic joints €700
In total, this amounts to €12,300 net or €14,637 gross.

The main question now is whether the scope of work is appropriate and reasonable, if the chosen materials are suitable, and if the prices are fair. The square meter figures seemed a bit surprising to me, but I plan to try to verify them against our plans over the weekend.

Otherwise, I plan to obtain two more quotes for comparison but would appreciate your assessment in advance!

I consider the price for 700 m2 (7,535 sq ft) reasonable if you want fleece.

However, the square meters seem questionable. A general rule of thumb is: floor area multiplied by 3 equals the wall and ceiling area. If you don’t have 4-meter (13 ft) high ceilings and especially many small rooms, you would roughly have only 420 m2 (4,520 sq ft) to paint. Or do you also have a full basement as usable space?

Regarding the paint, my preference would be a silicate paint instead of the Brillux (acrylic paint, but still acceptable).

The house has ceilings that are 2.5 m (8 ft 2 in) high. There is no basement.

What are the advantages of silicate paint?

I have roughly calculated the wall and ceiling areas myself and come to a total of about 417 m² (4,490 sq ft) of wall surface and about 153 m² (1,647 sq ft) of ceiling surface, so approximately 570 m² (6,137 sq ft) of area to be painted. The painter told me that billing is based on measurement. Does this mean that at the end of the job, he will measure everything precisely again, and I will then only pay for the approximately 570 m² (6,137 sq ft) instead of the originally estimated 700 m² (7,535 sq ft)?
