Hello dear community,
Since I couldn’t find any information through the search, I’m trying my luck by posting here.
I’m currently trying to get an overview of house types and their prices. By that, I mean for example solid construction houses vs. prefab houses vs. Swedish-style houses (which are actually a type of prefab) vs. XXX.
I’m basically looking for the most affordable type of house without going into too much detail. Simply considering the building materials, construction time, prefab architecture, etc.
What building methods are actually available? Maybe there are really smart and inexpensive ways to build that people don’t know about because they’re uncommon. Do you have any ideas or know where I could find such an overview? Just a general one.
Thank you very much in advance.
Best regards,
Seibelt

nordanney17 Jan 2021 12:13As a rule, a comparable prefabricated house is slightly more expensive than a standard masonry house.
However, that won’t help you.
The cheapest house options are shell homes, where you have to do a lot of the work yourself, or houses built with significant owner involvement.

You can’t really put it that simply.
In every type or segment of home construction, there are both “budget/low-cost” providers and high-end providers.
We build using timber frame construction, so I am somewhat more familiar with that. There are mass-market budget suppliers, mid-range suppliers, and high-end providers who all use materials labeled as bio or eco-friendly (I’ll just take that term 😉)—with the corresponding costs.
In my opinion, you can approach the choice of construction method in two ways: either research the details thoroughly and decide what you want, or set a standard for floor plan and features, then request and compare quotes from different providers.
Comparing quotes is a whole different challenge and incredibly complex, considering factors like the heating system, plumbing, electrical installations, interior finishes, additional services, delivery times, and so on...

It’s not just about materials; time and construction processes can’t simply be put into a formula.Seibelt schrieb:
Maybe there are really brilliant and affordable ways to build, but people just don’t know about them,I can think of: tiny houses, container construction. A houseboat at least saves on land costs. Some people even live in a yurt in the forest. Sorry, you asked about building, not about living... I kind of went off-topic there.
Building a house always involves permits/planning permission, authorities, and energy standards... somewhere down in the “low-cost” area it usually ends. Or you steal materials and build everything yourself.

Just take a walk through your desired neighborhood, take photos of nice houses, and then look for companies that can build your nice house.
Both solid construction (e.g., masonry) and timber frame should be possible.Strike out nice and replace with affordable 😉Seibelt schrieb:

Seibelt It all costs about the same; there won’t be much difference!

Both solid construction and timber frame should be possible. Where you build is really an important factor!
