ᐅ Repainting Over Latex-Based Exterior Paint

Hello,

The facade of my house is currently painted with a latex-like paint. In some areas, the paint is peeling off, and small pieces of the paint layer can be removed (see photos). The paint is latex- or rubber-like and can be easily stretched apart. I hope this is visible in the photos.

I would like to repaint the facade. Does the old paint need to be removed first, or can it be painted over? If so, which type of paint is suitable, and which should I avoid?

If the old paint is peeling off, simply painting over it won’t work. This will also be indicated in the application instructions.

Hmm, it looks similar to what we had on our old terraced house, including the plaster itself… We went to a local expert: he recommended properly repairing the damaged areas with plaster, then applying a primer and the appropriate facade paint. There is no need to remove anything.

Nothing needs to be removed completely.

Proper repair means that any loose areas need to be removed beforehand. Simply painting over a loose substrate is not a durable solution.

Exactly. But the question is about the paint… how to repair the plaster should, in my opinion, be researched independently.
