We would like to hear your comments on the attached floor plan (own design). Here are a few details:
- The plot slopes downward towards the back (about three meters [10 feet] from top to bottom).
- The entrance door is not shown in the floor plan. It is located on the upper floor on the wall to the left of the garage door.
- What is really challenging us right now is the living-dining area. How can the dining table be arranged so that there is still enough space for a spatial separation between the two areas? Is a physical partition wall even necessary?
- Where would you place the fireplace?
- Do you see it as a disadvantage that the main entrance is on the "sleeping floor" (even though this is not immediately obvious due to the doors and the gallery)?

What is the room between the children's room and the bedroom? It is 3 meters (10 feet) wide and only has windows facing south and east. What do you plan to use that space for? I don't really like the staircase design; it doesn't make the downstairs area feel cozy. If the stairs ran, for example, from east to west, then the dining area could be placed centrally.

- I didn’t mark the doors, only the openings. That’s enough for my initial planning. The openings are either 90 or 110cm (35 or 43 inches) wide.
- Purpose of the open space: The idea is to create a gallery and position the dining table so that the area is open upwards.
- The parents’ bathroom is planned at 20m² (215 sq ft), as a small sauna might be added.
- Living/dining area: I will now try removing the “TV wall” in front of the couch and plan without separating the living room and dining room. Maybe the fireplace can then be used as a small room divider. We don’t want the round freestanding fireplaces but something larger. It’s true that the chimney layout needs to be carefully considered, which I’m also thinking about. Ideally, with this roof shape, the fireplace should not be placed on an exterior wall.

Maybe you could swap the kitchen and living room. That would give you more space for the dining table, and the staircase could serve as a "room divider." What have you planned for the kitchen? An island, a breakfast bar?
I actually think the staircase design is pretty good. I like that you can put groceries straight into the kitchen, so you don’t have to carry them far.
What could become a problem eventually is the dining area being open to the floor above. This might disturb the children when they’re sleeping or, conversely, the parents if the kids are listening to music. As nice as a gallery-style space is, it unfortunately comes with some disadvantages.
One more thing: if possible, always plan doors with a 65cm (25.5 inch) clearance from the wall. That way, no usable space is lost. Do the kids’ rooms only have a small window? That might make them quite dark.

We cannot swap the kitchen and living room because otherwise there would be an empty space above the kitchen.
We want to include a corner bench in the kitchen for about 6 people. The idea is also to install a sliding door so that the kitchen can be closed off from the rest of the house, keeping noise and odors contained where they belong. The dining table in the 'dining room' would then only be used when there are more guests.
You don’t even need to go down the open-riser staircase with shopping bags. There is another staircase that leads directly from the garage to the basement.
