Hello everyone,

We are currently waiting for the architect’s drafts and the related cost estimates.
In the meantime—to help pass the time—we would like to hear more opinions on our floor plans 🙂

We are still undecided whether to make use of the 2 ½ stories or to build only 2 full stories with an attic instead—the ground floor area would be correspondingly larger in the latter case. We are not planning a basement due to high groundwater pressure and flood risk.

The sketches are not to scale, but they give a rough idea of the layout 😉
Here are the attachments for the 2 ½-story option.

We welcome all suggestions and ideas. For example, we have not yet decided where to place the fireplace.

And here is the version with 2 full floors plus an unused attic space without any finishing, etc.

By the way, a quick note about the building plot.
There is no zoning plan – you have to follow the surrounding neighborhood development. Two full floors are required. The plot size is approximately 711m² (7,654 sq ft), so the large area on the ground floor would theoretically not be an issue... of course, you still have to wait for approval.

I much prefer the 2.5-story design because it is clearly better structured and less convoluted. However, why do you need such a large hallway and, in contrast, such narrow spaces for the pantry and walk-in closet? I would reverse the access to the bedroom through the walk-in closet.

Option 2 is quite adventurous:
A balcony in the bathroom?
Two garage driveways – one directly above/in front of the front door? Why not simply have both cars drive straight in?

In your 2.5-story design: Waste pipes have to run from top to bottom through the bathrooms/toilets – so through the living room? From the attic floor, the waste pipes run over the gallery of the first floor and again into the living room?! The waste pipes should technically converge in the utility room? Or you collect them below the slab?

Okay, that all sounds logical. Then we need to reconsider the room layout. Although our current bathroom is also above the dining area?! And you don’t hear anything falling through 😕 However, the pipes continue down to the basement here, which we won’t have anymore. I have no idea how the wastewater system works in that case.
What about if the bathroom is on the ground floor? Or the guest toilet? Where does all the wastewater collect or flow then?

The driveway comes from the south side, passing the front door. The second garage door is my husband’s request because we don’t want to position a double garage so that you drive in straight, since that would take up space/garden on the west side. The plot is about 20 meters (65 feet) wide on the south side, but extends 36 meters (118 feet) to the back. On the east side, there is a path that we own, which the two neighbors at the back have a right of way to use when they need to trim their hedges.
I’m in favor of just building a single garage 😉 So the garage is not a priority.

We intentionally made the hallway quite large because 1. we currently have a tiny hallway that is not enough for five people, let alone visitors... and 2. we don’t want the stairs right at the front door, although we might still change that.
It’s quite possible that the walk-in closet and pantry will be changed in the architect’s design, although we find the pantry with a long shelving unit quite practical so you don’t have to step inside much.

I also prefer the 2 1/2-story design. However, I noticed that you have a utility room of 10 m² (108 sq ft), a storage room of 10 m² (108 sq ft), and an additional pantry. For that, the guest toilet seems too small to me. At most, the door can just open.

If you’re already planning so generously, I would also make the guest toilet a bit larger.

I find the two-story version too complicated. You almost need a floor plan to find your way around. 😉
