Hello everyone,

We are slowly planning to have our own house built. The options and possibilities are, of course, huge.

We have found an offer for a kit house made of Ytong.

We really like this house! However, we find the price set far too high. Starting at 110,000 EUR in pure self-construction! Especially since there is nothing included inside! Really just the door and the windows...

Maybe someone has seen a house like this (ideally turnkey) during their planning phase?

That’s a bit too little information for us to work with. How about starting with the size of the living area?

No, I haven’t seen one.

Keep in mind that interior finishing will add a substantial amount of expenses. Also, don’t underestimate it the way we did during our build by thinking you can do everything yourself (well, it did work out in the end, but wow!). Balancing a job and then going to work on the construction site— that really doesn’t keep up for long.

We will most likely build a Ytongg kit house, but it will be entirely designed by us.

We received a total price from Ytongg that includes everything except for the floor coverings and interior painting in the kitchen, living/dining room, and bedrooms. Our Ytongg building consultant explained it to us this way: Ytongg provides you with a weatherproof house, meaning the basement, walls, roof, and windows. For the remaining interior work, they connect you with contractors they cooperate with. You can choose to use these or replace them with others as you wish. The offers and services from these contractors are completely transparent to you. Since these are local contractors, their quality may not necessarily be the same as in your area.

However, we have already visited another Ytongg house nearby that has the same exterior dimensions as ours. The owners were currently working on the interior finishes and were very satisfied with the construction progress so far.

If I were you, I would ask your building consultant for reference houses that you can visit. You need to know the exact scope of services included in your kit house; only then can you effectively compare prices.
