Hi, attached is a floor plan for a townhouse (142sqm (1,527 sq ft)).

What can be improved here? How can the upper floor be optimized in relation to Child 2’s room?

All windows on the upper floor are floor-to-ceiling and located in the same positions as on the ground floor.

On the ground floor, for example, I would create an opening from the kitchen to the hallway opposite the floor-to-ceiling window.

1. This would save having to go through the living room.

2. It would allow natural light into the hallway through that window.

Additionally, I might consider moving the fireplace closer to the living room.
- This would make the walk-in closet more usable; it would probably not disturb Child 1’s room.

Regarding Child 2’s room, the only idea I have is to incorporate the hallway space. Child 2 would then have the wide floor-to-ceiling window, but the hallway would lose its window entirely...

I’m really at a loss here.

The kitchen layout doesn’t work like this. The distance between the island and the countertop run is too large. Also, the island should be deeper. I recommend moving the kitchen window so that the distance between the countertop run and the island can be 1m to 1.20m (3.3 ft to 4 ft). However, the chimney would then be in the way... It’s best to simply omit it, as it is unnecessary in new builds anyway. An additional door between the kitchen and the hallway makes furnishing the kitchen even more difficult.

A fireplace isn’t necessary, but we would like to have one. Ideally, I want to move it closer to the living room anyway.

The kitchen door can be moved toward the countertop. We don’t want a U-shaped layout anyway, just a single run or an L-shape. That way the island would be closer. However, then the window wouldn’t align properly with the dressing room window.

As mentioned: with the current window position, you won’t be able to have a practical kitchen layout with both a countertop run and an island. I would also reconsider the walk-in closet, as it is more practical to access the bedroom through the closet rather than the way you have it planned.

If you want two children’s rooms, I would forget this design and start over with a different staircase or position. The second children’s room is a joke, especially compared to the other one. There are countless standard floor plans online with two nice children’s rooms; I would start by looking at those.
