ᐅ Optimal House Orientation for a North-Facing Lot

Hello everyone,

I need some help deciding the best way to position our house. The plot size is 498 square meters (5358 square feet). The house should be around 150 to 160 square meters (1615 to 1722 square feet). We have only roughly drawn it on the plan; the foundation slab dimensions are not fixed yet. The garage can be built right on the boundary line, but otherwise a setback of three meters (10 feet) from the property lines must be observed. We have now sketched two ideas. Could you tell me which option you prefer? If you have any other suggestions, I’m open to those as well. Our plot is the last one on the street opposite No. 14. I find the first option more appealing because of the afternoon sun. I think the narrow terrace strip on the west side can be omitted; I would prefer a slightly larger terrace on the south side instead. It is also essential to ensure there are options for shading.

I also prefer the first option with the southwest-facing terrace, but the detached garage placed so far back? That means paving almost 20 meters (65 feet) of driveway.

Yes, I know it’s a bit inconvenient, but we don’t know how to change it. The garage is directly on the property line, and the house is attached right next to it. The front door was planned on the right side. So if we move the garage forward, we don’t know where the front door would go.

Placing the garage directly in the corner often exceeds the maximum allowed setback. Commonly, this is 9m (30 feet). With 7m (23 feet) plus 4.5m (15 feet), you’d already be at 11.5m (38 feet). Is that permitted in your area?
