ᐅ Optimal finished floor height relative to the street level

Hi,

We received our building permit / planning permission two weeks ago. It includes a recommendation to raise the house by an additional 25 cm (10 inches), but this is only a suggestion. However, it is a bit unsettling. Currently, the plan is for the finished floor level to be 15 cm (6 inches) higher than the street level. I actually thought this would be enough. The street is about 10 m (33 feet) away and slopes down towards the opposite side of the street.

What do you think about this?

The front part of the property will also be filled in by about 40 cm (16 inches).

You have to imagine that there is a road next to the property, and on my side there is no sidewalk, only a 5-meter (16-foot) wide strip of grass, which is public land. This grassy area is about 15–20 cm (6–8 inches) lower than the road.

I would assume this level, since you obviously can’t just add soil to public land.

As a result, the ground level would still be about 15–20 cm (6–8 inches) lower than the road, while the house itself is positioned about 17 cm (7 inches) higher than the road.

I know it sounds a bit complicated, but hopefully it’s clearer now. I just can’t imagine there would be any issues with rainwater drainage.

I would prefer to be situated on the mountain. Currently, my property is still the lowest. I would rather the neighbors have water issues than I do.

No, then that’s your problem if your water flows to theirs.

What do you all think now, it should actually be fine as planned, right?

My water does not flow to my neighbors. Only if I were at a lower elevation could my neighbors’ water flow to me.

What are we thinking?

We are considering how the exact wording from the building authority or planning department could be phrased so that a) the man has no concerns, but b) the woman now feels somewhat intimidated.
