Hello dear forum,

I have been following the forum for quite some time.
We would be interested in your opinions on our planning.


Development Plan / Restrictions
Plot size: 750 m2 (approximately 8,072 sq ft)
Slope: No
Site coverage ratio: 0.25
Floor area ratio
Number of parking spaces: 2
Number of floors: 1.5 full stories
Roof type: Gable roof
Style: Swedish-style house with solid masonry back wall
Orientation: Garden facing west


Owners’ Requirements
Style, roof shape, building type
Basement, floors: without basement
Number of occupants, age: 2 adults, 1 child (9 months), another planned
Room requirements on ground floor and upper floor
Office: family use and/or home office

Nice design.
The ground floor works well. Fine.
I would still properly plan a cloakroom for 4–5 people on the ground floor. The kitchen is too wide for efficient work, so I would reduce it slightly to allow better furnishing of the hallway.
There is an issue with the bathroom shower. The bathtub fits better entirely under the sloped ceiling (by the window), and the shower next to the door.
The bedroom doesn't work: you definitely need to draw in the wardrobes and bed as well as the 2-meter (6 ft 7 in) clearance lines.
Even moving the door, which should be done to place a wardrobe behind it, does not resolve the corner with only 2 meters (6 ft 7 in) head height. I would swap the office and bedroom!

The price calculation does not work at all. Large house, high price!
Complex construction method plus kitchen plus fireplace add extra costs. Exterior features like a carport with a driveway also add on top.

The house including the kitchen easily costs €470,000 (approximately $490,000) – with €300,000 (approximately $315,000) you definitely won’t get anywhere.

This does not yet include additional construction costs, landscaping, or a garage.

But the fireplace is there. Opposite the bedroom door in the hallway.
I'm just not sure if it is exactly above the ground floor fireplace.

Stylish house – I would love to build it for €285,000, but that won’t work. You might as well start asking grandma for money...

183 sqm (1970 sq ft) x €2,500 (doesn’t look standard) = €460,000 + €50,000 additional construction costs + kitchen = well over €500,000

Thank you for the feedback.
I need to take another look at the kitchen. Otherwise, the space between the wall and the kitchen island might become too narrow.
The island will probably be made a bit larger.
The suggestion about the cloakroom is a good tip. Otherwise, we could also place part of it under the stairs or in the guest room.

I’m also not entirely happy with the bathroom upstairs.
It’s quite large but still difficult to arrange. We are planning to have only a bathtub with a shower screen up there. After all, people rarely shower and bathe at the same time.

The bedroom ideally shouldn’t have sloped ceilings, or at least not a knee wall as low as in the other rooms on the upper floor.
However, the door could still be moved a bit.
The room on the north side might also be used as a dressing room.

Outdoor areas, carport, etc. are not included in the cost estimate.
