Hello everyone,
we are currently planning our single-family home with a separate apartment. I would like to hear your opinions on the floor plans and so on.
The separate apartment is intended for our parents.
I feel like the house takes up quite a lot of space on the lot. The lot is 1050 m² (11,302 sq ft). We have two small children, and having a garden is important for them. On the other hand, it is a quiet residential area in a new development where children often play in the streets anyway.

Children grow up very quickly and can easily sit at the kitchen counter at work height.
Well ... vegetables and so on are usually washed first ... so refrigerator ... sink and then back to the island?
By the way, it might make sense to plan a sink island here and place the cooktop in the niche. This way, you can also integrate a ceiling-mounted extractor hood for the niche, which avoids cross drafts and allows the cooking fumes to be extracted more efficiently in the niche.

It’s also about having a place where the children can sit, for example, to do their homework.
Personally, I prefer sitting at table height rather than worktop height.
Placing the cooktop where the side-by-side refrigerator is now would feel too cramped. Plus, the island isn’t long enough for both.
However, I find that where the side-by-side refrigerator is currently located, the distance from the fridge to the sink for washing vegetables is 1.65 meters (5.4 feet). That’s just 2–3 steps.
And then you go back again.
The range hood is not a problem at all. There are models nowadays with a chimney in the middle—I can’t recall the name right now—and the exhaust air is vented outside.

... anyway: the kitchen is a walk-through room, and it is not well planned. Additionally, the kitchen takes up a lot of square meters (square feet). I see the dining area here more clearly.
As I mentioned before: my husband and I could meet there with family visitors twice a year, but I don’t see any family life on the ground floor -> because of the kitchen with all its downsides.
The gap near the staircase is absolutely restless and unattractive.
The kitchen itself is a matter of personal taste.

I was actually thinking more about swapping the cooktop and the sink.
And honestly... doing homework at a kitchen counter with a maximum depth of 40cm (16 inches) for that counter... well, I’m not so sure about that.
Also, the alternative is not bar height, but really counter height. The seats of these stools are about 12 to 15cm (5 to 6 inches) higher than regular chairs. How much higher depends on the standard table heights you usually use. For example, my table is 78cm (31 inches) high, which is rather tall, so the seat height of my chairs and my kitchen bench is already 51cm (20 inches). Ikea’s standard chair for kitchen islands, for instance, has a seat height of about 63cm (25 inches). Just try it out.
And definitely, if the overall floor plan stays the same, make sure to plan the kitchen very thoroughly again.

Wow. I’d say: interesting. A bit of an 80s architectural style. And in my opinion, quite massive fortress-like walls.

Now I’m wondering whether this driveway situation calls for exceptional maneuvering skills, or if it’s borderline masochism. I’d probably try to create a small turning area of my own.

The kitchen here serves as the entrance hall. Everyone has to pass through it. However, it feels unwelcoming and very uncomfortable. That wouldn’t be for me.
My main concern is the wasted roof space above the secondary apartment. The building is a huge block and destroys garden area unnecessarily. A study and a utility room could easily be added upstairs. The whole design could be more compact without losing any square meters if the upper floor is used efficiently.
