Hello everyone,

we are currently planning our single-family home with a separate apartment. I would like to hear your opinions on the floor plans and so on.

The separate apartment is intended for our parents.
I feel like the house takes up quite a lot of space on the lot. The lot is 1050 m² (11,302 sq ft). We have two small children, and having a garden is important for them. On the other hand, it is a quiet residential area in a new development where children often play in the streets anyway.

Good luck
Volker

@ypg ... there is a utility connection room next to the two utility rooms on the ground floor.

@fullkehr, the child’s bedroom on the right side of the plan only has a northeast-facing window, so it is quite dark. Is the window floor-to-ceiling? Unfortunately, this is not clear from the plans, but it wouldn’t be ideal right next to the bed.

Also, the space under the sloped ceiling is not very usable due to the shallow roof pitch.

Storage niche ... I estimate only about 100 cm (40 inches). I think having storage space on the upper floor makes sense, but it should be more practical.

Parents’ dressing room ... yes, but there is only about 450 to 500 cm (180 to 200 inches) of wardrobe space, and corner wardrobes are always awkward to use.

Something else I just noticed: the parents’ bathroom has very few windows, although according to the elevation drawing there should be a window with a high sill above the bathtub on the right side of the plan .. hmm.

Children’s bathroom ... the washbasin seems to be a very small one .. combined with the privacy screen in front of the toilet, the space could get cramped.

The bedroom in the granny flat has also been redesigned a bit... the drywall partition is gone, bed moved to the other side, and wardrobe along the north wall.

Could you sketch that out ... there is still only about 200 cm (80 inches) of wardrobe, right? And is the entrance at head height?

Treatment room? With customer visits?

The dormer is for the attic, initially planned just as storage. But it should be converted when the children are older, so the stairs can be used normally, and the dormer provides daylight for the room.

Please show a cross-section ... is there any usable floor space with sufficient headroom outside the dormer area?

Sorry, yes... I see 🙂
The storage space upstairs is too narrow, not really usable. I would equip each children's room with a built-in closet, or built-in shelving for one room... they only have about 12 square meters (130 square feet) of usable space.

No, the children's rooms have 15 square meters (160 square feet), with a floor area of about 19.5 square meters (210 square feet).

Oh yes, about the kitchen .. sure, you might be able to fit the oven under the stairs, but the refrigerator would probably be in the tall cabinet unit .. and the usual workflow is cooling - washing - preparing - cooking .. take a look at this as a pattern of movement.

A plan with measurements would definitely be much more helpful 😉. I would have guessed something similar to Yvonne.

The plans with the measurements already include names, addresses, and so on. I will shade that Morgan and upload it, just like the kitchen layout I designed.

The section is still the old one, so without the attic conversion… but you can already see that it wouldn’t be easy to access.

The …. line is again 2 meters (6 ft 7 in). Where the partition wall is, it measures 1 meter (3 ft 3 in).

What a luxury place :- )

Kudos for building it together with your parents.

How many square meters (sq ft) does the house have?

That must have required a significant financial investment.
