Hello, I have created the floor plan for a duplex bungalow with two rental units. There is a utility room planned with one heating system for both apartments.

Development Plan/Restrictions
Plot size: 700 - 900 sqm (7,535 - 9,688 sq ft)
Slope: No
Floor area ratio (FAR): 0.4
Site occupancy index: 1
Number of parking spaces: 1 on the left, 1 on the right
Number of floors: 1
Roof shape:
Orientation: not yet fixed
Maximum height/limits:
Additional requirements: 4.50 m (15 ft) maximum eaves height

House Design
Who designed it:
- Do-it-Yourself

What do you like especially? Why?
No wasted space, hallway as small as possible without feeling cramped.

What don’t you like? Why? Bedrooms and study too small?

My cost estimate:
€350,000 including 2 carports and the plot (€40,000)
Preferred heating system: air-to-water heat pump

If you had to give up, which details or features could you do without?
- Could give up: carport, instead of a hip roof a flat roof (6 percent slope)

Why is the design the way it is? For example:
In our new residential area (we moved into our single-family house last year), someone built something similar. Their apartments each have 99 sqm (1,065 sq ft). I optimized a bit and reduced the hallway size. Otherwise, much is adopted.

I think it’s good that there is only one utility room. Also, the distances are short (for pipes and walking paths).

What can be done and makes sense largely depends on the site plan/property and its regulations. You have this information, right? 🙁

Unfortunately, I cannot provide specific information about the plot yet. In fact, a new residential area is being planned in our community. The plots there are expected to have similar shapes to those in our current development. The plot sizes range between 700 and 950 square meters (7,535 and 10,225 square feet). I was one of the first to inquire and can therefore choose from the available plots. However, I have not yet received any plans.

So why am I already looking at floor plans? Because I want to base my calculations on them. Maybe I will even conclude that renting out the property isn’t worthwhile, for example, if the costs for a semi-detached bungalow are disproportionate. But I can only make accurate calculations with a floor plan.

Since I have a wide selection of plots, I believe the house will fit well and can be properly oriented. For pricing, I have initially assumed a larger plot.

If I were to get lots ranging from 700 to 950 square meters (7,535 to 10,225 square feet) after a land consolidation process plus public areas, I would, based on today’s market situation, divide two or three new lots out of one — and with semi-detached or duplex houses on 950 square meters (10,225 square feet), even four. It’s no different for plots owned by the municipality: local councils generally prefer to satisfy more families with smaller lots rather than develop large luxury lots. The development objectives were likely already discussed in council meetings and later published in the local newsletter. So you should at least be able to provide rough key figures about the building mix and the floor area ratio / plot ratio here.

Honestly? That is one of the last things an investor needs upfront. By the way, duplex bungalows are among the least marketable house types. And if they are built, the first occupants usually want to have a say.

All the more reason not to arrange your rooms with general orientations like front/back/side, but specifically by the cardinal directions north/south/east/west.

The shared wall between both halves is located exactly where the sofa—or seating area—is imagined, and it also looks alarmingly thin. Is this just due to the drawing, and is it actually planned to be fully separated like a semi-detached house, or is it really intended this way? What type of material is it planned to be made of?

This is neither a manufacturing drawing nor a professional design: it is a sketch intended to capture ideas, not for building permit / planning permission purposes.

Currently, two types of lots are being sold here. One type consists of very small plots near the village center, and the other type consists of larger plots ranging from 700 to 950 sqm (7,535 to 10,225 sq ft) for families with children. These larger plots are located on the outskirts and cost about half per sqm compared to the smaller ones.

According to the municipality, the property data will be as follows:

Site occupancy index (floor space index): 0.3
- Floor area ratio (FAR): 0.3
- Number of full floors: 1
- Detached single-family houses or single- and semi-detached houses allowed
- Open building layout permitted
