I spent last weekend working on our first floor plan.
Development plan / restrictions
Plot size: 502 m² (5400 sq ft)
Terrace orientation: South / West, main entrance facing North / East
Building envelope, building line and boundary: 3 m (10 ft) setback, details in the attachment. The garage is allowed as a boundary construction; it still needs to be clarified whether building directly on the northern boundary is permitted.
Homeowner requirements
Pitched roof
2 full stories
Number of occupants: 2 adults + 1 child (another child planned)
Office: just a desk in the guest room for personal organizational tasks
Annual overnight guests: 6
Living area: 175 m² (1880 sq ft)
Open, cubic design
Modern style, bright rooms
No fireplace
Masonry double garage with adjacent utility room
No basement
House design
Planner:

Points we are not yet satisfied with:
- Entrance area possibly too small, hardly any space for shoes or wardrobe
--> maybe omit the shower in the guest bathroom to make room for the wardrobe? Although that would be a pity
- Utility room possibly too small? It should accommodate a washing machine, dryer, vacuum cleaner, ironing board, etc.
I would appreciate your opinions or ideas.

At Kerstin's, the entrance is located in the first third, which means it’s already quite close to the corner – that’s going to cause some headaches 🙁
As for the attic with storage: it’s all well and good, as long as it’s affordable and doesn’t reduce the necessary heated storage space inside the house (speaking from experience here 🙂)

Another weekend full of planning is behind us! We spent a lot of time considering the orientation—south versus north—and finally decided on south. We’re willing to accept a few very hot and uncomfortable days in summer because, on the plus side, you can comfortably enjoy the south/west terrace during spring and autumn.
For the house itself, we want to stick with dimensions of 10.5m x 10.5m (34.5 ft x 34.5 ft) and have created a new design inspired by the Mannheim townhouse villa from Keitel-Haus.
What do you think? Depending on our budget, the masonry double garage might be replaced by a prefabricated single garage with an adjacent carport.

I don’t understand you: you have a budget limit of 205,000 including wallpaper, with estimated additional construction costs of 25,000, and you’re planning a house that exceeds your budget by a large margin. You absolutely cannot bridge that gap with emergency loans; just painting alone takes two people between two and four weeks...
I’m all for everyone having their own home, and if only a small developer house is feasible, you try to make the most of the limited square meters. But what you’re planning here seems either very risky (thinking of RTL2 and the renovation disaster shows) or overly optimistic, because the monthly payment has become too high. I hope in the meantime you have visited a financial advisor who calculated a more realistic budget than you did yourselves.
Otherwise, you still won’t be able to carry a piece of furniture into the house during the moving process without having to calculate the angles.
The utility room is too small. The cloakroom is also not deep enough to fit a wardrobe. Wardrobes are about 60cm (24 inches) deep, and the same problem applies to the walk-in closet.

Tomorrow is the appointment with the main bank, then we will know our new credit limit and make adjustments to the house accordingly. Do you mean the entrance next to the garage by "horror corridor"? I am not completely happy with this solution either, but I don’t know if and how far we are allowed to move the garage to the north.

With a width (according to the plan) of 1.50 m (5 feet), it can already be quite challenging to get larger pieces of furniture (sofa, etc.) around the 90° corner into the house.
Damage to the plaster, the front door, or the furniture is almost unavoidable...
Does the development plan specify where the garage has to be located?
