I spent last weekend working on our first floor plan.
Development plan / restrictions
Plot size: 502 m² (5400 sq ft)
Terrace orientation: South / West, main entrance facing North / East
Building envelope, building line and boundary: 3 m (10 ft) setback, details in the attachment. The garage is allowed as a boundary construction; it still needs to be clarified whether building directly on the northern boundary is permitted.
Homeowner requirements
Pitched roof
2 full stories
Number of occupants: 2 adults + 1 child (another child planned)
Office: just a desk in the guest room for personal organizational tasks
Annual overnight guests: 6
Living area: 175 m² (1880 sq ft)
Open, cubic design
Modern style, bright rooms
No fireplace
Masonry double garage with adjacent utility room
No basement
House design
Planner:

Points we are not yet satisfied with:
- Entrance area possibly too small, hardly any space for shoes or wardrobe
--> maybe omit the shower in the guest bathroom to make room for the wardrobe? Although that would be a pity
- Utility room possibly too small? It should accommodate a washing machine, dryer, vacuum cleaner, ironing board, etc.
I would appreciate your opinions or ideas.

The current plan is to build a 13x8m (43x26 ft) house and orient the terrace to the west and north.Arranging the rooms on the ground floor around a corridor won’t be very straightforward here.
I always find it a bit odd when the garage’s floor area is almost the same size as the house’s footprint. This should be a good reason to honestly reconsider your actual needs 🙂

I love large garages and understand the desire for a double garage. 😉
And inside the house, you have more space because it’s spread over two levels.
I also wanted to point out kbt’s sketch. I didn’t think it was bad, and I also like the idea mentioned there with a straight staircase and the layout on the lower and upper floors. 🙂

I agree with @Kisska86 here.
Besides, having a large garage actually creates more space inside the house. This means the house itself doesn’t have to be as big.
Why create expensive storage space inside the house that you also have to heat, when you can have affordable storage space in the garage instead?
