Hello, we are currently planning our floor plan. We want to build a single-family house with about 130 m² (1,400 sq ft) (no more is possible due to the Bayernlabo subsidy, but we don’t need more anyway). Our house will have a basement. On the ground floor, we want an open living / dining / kitchen area. A pantry or storage room is not necessarily needed. Upstairs, it is important to us that both children’s rooms are about the same size. A walk-in closet in the bedroom is also important for us.
What do you think about the current floor plan design? I hope all important details are visible. The main entrance is recessed.
Do you think the rooms are arranged sensibly, or do you have any suggestions for improvement?
Thanks for your help

What do you think about the floor plan? It has 130m² (1400 sq ft) now (we want to use the Bayernlabo funding program) and about the calculated costs. Looking forward to your opinions.

Is the blower door test included in the energy saving regulation item? Otherwise, the basement or some type of storage room elsewhere would definitely be useful. Are you sure a desk fits well in the walk-in closet?
What kind of area measurements are these? Living area? Otherwise, the kids’ rooms seem quite small. According to the area specifications, the kitchen, dining, and living areas are actually switched around. Just under 16 m² (170 sq ft) for the living room (of course, it can’t be seen so simply since it’s an open plan) is borderline.
