Hello, we are currently planning our floor plan. We want to build a single-family house with about 130 m² (1,400 sq ft) (no more is possible due to the Bayernlabo subsidy, but we don’t need more anyway). Our house will have a basement. On the ground floor, we want an open living / dining / kitchen area. A pantry or storage room is not necessarily needed. Upstairs, it is important to us that both children’s rooms are about the same size. A walk-in closet in the bedroom is also important for us.

What do you think about the current floor plan design? I hope all important details are visible. The main entrance is recessed.

Do you think the rooms are arranged sensibly, or do you have any suggestions for improvement?

Thanks for your help

The recessed terrace and the dormer are exactly as we planned. The rest just turned out that way. Do you think having so many corners is a problem? Or does it make the house look too cluttered from the outside?

Do you have any preferences?

I tend to prefer clean lines, and it is usually more cost-effective that way.

Thank you for your reply. The south faces the back, towards the living room. There are floor-to-ceiling windows planned along the entire rear facade. I think it should be bright enough there, right?

Not necessarily. In summer, the sun is high in the southern sky, while in winter it is lower.
We hardly get any direct sunlight from our west-facing window during summer (there is light, but no nice sun exposure), but since September it has become our main source of light in the living area.
The kitchen window is also completely covered… I would suggest evaluating this considering the bay window, walls, projections, and roofing (if you haven’t already). You might also consider moving the garage forward to create a strip of windows in the living space there. Eastern sunlight is somewhat limited as well…

Unfortunately, I don’t have any elevations yet, this was just a preliminary draft. However, my architect will now create a proper plan with elevations for me. As soon as I receive it, I will upload it online. Thank you in advance for your responses.

A room like that would certainly be nice. But where would you build additional walls or partitions in there?

If you enter the kitchen from the hallway through the door, there is a wall on the right. I cannot fit the room anywhere else with this floor plan.
