ᐅ Feedback on Floor Plan for Single-Family House Approximately 160 sqm

Dear forum members,

after several weeks of refining a floor plan that we like, I would now like to share our design here for discussion. I have already read a lot in this forum, but this is my first post ;-)

A few key details:


  • The house will have external dimensions of 10 x 10 m (33 x 33 ft).
  • The living area will be approximately 160 sqm (1,720 sq ft). No basement. The plot size is about 735 sqm (7,912 sq ft).
  • It will have a pitched roof with a 35° pitch.
  • We will build with Ytong blocks and install an air-to-air heat pump (split system) for heating.
  • The utility room will house the heating system, heat storage, washing machine, and drying racks.
  • The knee wall on the upper floor will be 160 cm (63 inches) high after the finished floor build-up.
  • The drawings show north at the top and south at the bottom.
  • The eaves sides are oriented north-south.
  • The south-facing windows on the upper floor are floor-to-ceiling and located in a gable. So, no sloping roof windows.
  • On the ground floor, we want a guest room, a cloakroom, the utility room, and an open living-kitchen area. There will be a guest WC with a shower.
  • The staircase is not drawn to scale (this was tricky). However, the riser and tread are correct. The staircase width is planned to be 90 cm (35 inches).
  • The window on the north side by the staircase extends up to the upper floor.
  • The bathroom on the upper floor will be about 10 sqm (108 sq ft), and the children’s room about 15 sqm (161 sq ft). This leaves enough space for a storage room and a walk-in closet.

Ideally, we want to start construction this summer :-)

• What is the non-walkable section next to the staircase on the upper floor for? There is only about 30-40cm (12-16 inches) left depending on the stair width. It will collect dust and be difficult to clean.

• We also have a quarter-turn staircase, and it is 388cm (152 inches) long?! Since your entrance step can’t extend much because of the front door, the staircase could end up quite steep—if it works at all.

• Consider moving the garage to make room for a second window in the kitchen.

• I understand that you want a large wardrobe. But please keep in mind that only one person can be in your hallway at a time. So when four people want to leave the house together, it will take a long time because no one can easily reach their belongings. It’s better to have an enclosed staircase and install shoe cabinets underneath. A niche in the guest room’s wall can be used for coats. This way, you gain much more space and everyone can access their things without any issues.

• One more thing about the children’s rooms on the upper floor: it is always better if there is space behind the door for a wardrobe. Otherwise, move the windows on the right and left slightly closer to the center so that a wardrobe can be placed on that wall (towards the dressing room and bathroom).

Regarding the wardrobe and storage room, I have already expressed my concerns. The dimensions only confirm them.
But well, you have to live with it. I would never create such cramped conditions in a new build.

The staircase (starting step at the bottom) still doesn't look to scale.

Why are you wasting the space upstairs between the bedroom wall and the staircase? That narrow strip is completely unusable. I would assign it to the bedroom.

Are you aware that the hallway upstairs is like a complete darkroom?

I just noticed that the hallway upstairs gets natural light through a window. However, in the view, it doesn't really look very appealing.

Where are the cabinets supposed to go in the living room? There’s no space left for them at all.
I also find placing the sofa directly in front of the windows less than ideal. Plus, you’ll always get reflections on the TV that way.

Where is the 2-meter (6.5 feet) line? I seriously doubt that the toilet setup in the upstairs bathroom will work.

OP: That will be an open void. It doesn’t need to be cleaned. I just couldn’t represent it clearly in the software. The hallway basically ends right next to the staircase.

To be honest, there is no tension or excitement in the design/layout of the floor plan, and the facade does not differ from any typical provider. It’s simply boring. Sorry, but I would recommend revising it.
