ᐅ Feedback on Floor Plan for Single-Family House Approximately 160 sqm

Dear forum members,

after several weeks of refining a floor plan that we like, I would now like to share our design here for discussion. I have already read a lot in this forum, but this is my first post ;-)

A few key details:


  • The house will have external dimensions of 10 x 10 m (33 x 33 ft).
  • The living area will be approximately 160 sqm (1,720 sq ft). No basement. The plot size is about 735 sqm (7,912 sq ft).
  • It will have a pitched roof with a 35° pitch.
  • We will build with Ytong blocks and install an air-to-air heat pump (split system) for heating.
  • The utility room will house the heating system, heat storage, washing machine, and drying racks.
  • The knee wall on the upper floor will be 160 cm (63 inches) high after the finished floor build-up.
  • The drawings show north at the top and south at the bottom.
  • The eaves sides are oriented north-south.
  • The south-facing windows on the upper floor are floor-to-ceiling and located in a gable. So, no sloping roof windows.
  • On the ground floor, we want a guest room, a cloakroom, the utility room, and an open living-kitchen area. There will be a guest WC with a shower.
  • The staircase is not drawn to scale (this was tricky). However, the riser and tread are correct. The staircase width is planned to be 90 cm (35 inches).
  • The window on the north side by the staircase extends up to the upper floor.
  • The bathroom on the upper floor will be about 10 sqm (108 sq ft), and the children’s room about 15 sqm (161 sq ft). This leaves enough space for a storage room and a walk-in closet.

Ideally, we want to start construction this summer :-)

Hello and welcome,

unfortunately, your floor plans do not include any measurements, so it is difficult to accurately assess the rooms.

How large are the utility room and the kitchen? How big is the storage room? Is the storage room located in the gable or under the sloped ceiling?

Is the area between the front door and the guest room intended for a wardrobe? It looks like a narrow corridor, but without measurements it cannot be fully evaluated.

The windows in the ground floor and first floor do not seem to align properly. However, a professional will be able to sort that out.

Hello!

Why choose a square floor plan? It’s more complicated than a rectangular one...
We’re missing the site plan and details about the lot: where is the access road? Are there building setbacks? Why is the garage located where it is now?
I notice the kitchen lacks an east-facing window, and the table blocks the way when entering the kitchen. I also don’t like the placement of the coat closet. The guest room is difficult to furnish (which is already apparent). The entrance to the bed area through the walk-in closet should be moved to the front. Which direction does the roof slope?
I’m not happy with the bathroom either...
Let’s put aside the incorrectly opening doors as user errors for now until it makes sense to address them.

Please share the site plan and measurements as well 🙂

Hello everyone,

The plot is only 18m (59 feet) wide, which is why the floor plan is square. The roof slopes face north and south. The house will be set back about 5m (16 feet) from the street on the north side. On the south side, the garden will be approximately 20m (66 feet) long. The driveway comes from the north. There is no window by the kitchen because the garage will be located there.

The utility room is about 8sqm (86 sq ft). The guest room is approximately 9sqm (97 sq ft). The bathroom on the upper floor is around 10sqm (108 sq ft).

Hello,

without dimensions, it’s hard to say much about this.
But what can be noticed right away:
• The wardrobe will certainly be too tight
• I would remove the shower on the ground floor
• The utility room might be too small

Why aren’t you building a basement? Given your space requirements, that would definitely be an advantage. Right now, everything seems cramped.

• On the upper floor, the walk-in closet doesn’t appear wide enough for the furniture shown, does it?

Do you already know how you want to build?
I can only recommend letting professionals handle the planning. They know what works best and how.

The doors on the upper floor are incorrect. Change the swing direction in the storage room. The bedroom and Child 2 should open into the room, not into the hallway.

How do you get from the garage to the front door? You have to walk all the way around the house. Why not place the garage entirely at the north side? Garages can usually be built right on the property boundaries and outside the building zones, unless the development plan states otherwise.
