ᐅ Opinions on Floor Plan Design (Isometric Views, Floor Plans, Development Plans)

Hello everyone,

We are currently designing the floor plan for our single-family home ourselves on the recently purchased plot (parcel 13). Since the development plan and the building envelope already provide clear guidelines, we have tried to make the best use of these limits.
Besides the 6m (20 feet) wide double garage (at least for 2 cars), we can use up to 9m (30 feet) for the house width within the building envelope.
This means the house will have to be longer in the north-south direction.
Because the garage is located on the east side and attached directly to the house, we have tried to place rooms that need less natural light there.
The garden faces south and, as you can see in the plan, offers plenty of space which we would like to bring into both floors with many windows.

I would appreciate any suggestions you might have or, ideally, a confirmation that the plan looks quite good as it is.

I don’t like the balance between the parents’ suite and the children’s area.

There should be as much space for sleeping and clothing as there is for 2 children to sleep, play, and study.

The family bathroom should have an additional hallway door.

The kitchen is impractical, and children can skate between the dining and cooking areas.

The kitchen is located too far away from the terrace.

Hmm, I’m not sure if removing the office will help. There is a lot of wasted space in the kitchen and dining area that can’t be used for anything. I also find the children's rooms quite small.
The distance between the couch and TV is quite large.
Is the kitchen meant to be furnished like this? Long walking distances, for example from the cooktop to the sink.
Is the storage room on the ground floor a cloakroom?

Yes, I’m also not sure if the kitchen and dining room need to be that large.
I see that we spend about 95% of our time in the dining/living area when we are with friends and family.
That’s why I wanted to make this area spacious. We have seen houses where the hallway and the office are very large, but the living/dining room is rather small, which doesn’t suit us at all.
I don’t live in the hallway or the office; I spend comparatively little time there.

Regarding the children’s bedrooms, we are quite selfish (we don’t have kids yet) and want to enjoy a nice, large master area. The kids also have their own bathroom, which not everyone has.
How many square meters would you plan for the children’s bedrooms? Would you give up the children’s bathroom for that?

We currently have the same distance to the TV in our rental apartment, about 5 meters (16 feet), and the 42" TV already feels quite far away, so you’re right about that.

We just like to have very spacious and open rooms where we spend most of our time.
We often have visits from our large families and sometimes cook together with five people on weekends or so. We already get in each other’s way sometimes.

The room on the ground floor is a pantry/storage room, which is why it doesn’t have a window (this works well next to the garage).
I wouldn’t swap it; otherwise, the small toilet would have no window, which is a no-go. The cloakroom is in the niche next to the front door, about 1.5 meters (5 feet) long at least.

But we’re still unsure whether the kitchen is significantly too big and whether the children’s bedrooms are too small.

That’s not correct; today we even have 6.5m (21 feet) from wall to wall in the living room, so 5m (16 feet) should be fine.

Here is a version where I removed the children’s bathroom, shifted the staircase so the children’s rooms are the same size, which makes the living room smaller and enlarges the pantry as well as the small toilet.
