ᐅ Opinions on Buying a House with a North-Facing Orientation

Hello everyone,
we have found an interesting plot in a great location; however, the house to be built on it will have a garden facing north. Houses 2 and 3 (see attachment) are options. Does anyone have experience with this orientation? Will the garden receive no sunlight throughout the day? The house also has a roof terrace with the same orientation.

I would appreciate your opinions and experiences!

Well, the sun sets in the west.
So, you can answer that question quite quickly:
It doesn't look very promising for sunshine in the garden, especially since the gardens are also slightly inclined towards the east.

Yes, according to our research, this also seems to be the case. The gardens also border a woodland area. For us, having sunlight all day is not essential, but it would be nice to have a sunny spot in the afternoon or evening... :/

Even if you get sun in the afternoon or evening, you are still dependent on how the garden is fenced off towards the neighbor on the left. If someone builds a solid fence there, it will naturally look quite dark.

A different question: Why is House 4 not an option?

Hey, unfortunately house 4 is already taken and is also significantly more expensive. Does the higher position of the roof ridge possibly provide a bit more sun for a while? Are you familiar with this?

Are the houses already built?
If so, I would try to schedule a viewing appointment for the afternoon.

I can’t say much about the roof terrace.
However, here as well: if someone installs a closed privacy screen, it is likely to have an impact.
